Unilateral Deed of Absolute Sale

KNOW ALL MEN BY THESE PRESENTS:

That I, SELLER AAA L. BRIGOLI, of legal age, married to HUSBAND BBB


BRIGOLI, Filipino, and a resident of Barangay Pondol, BABABABABA, Seybuyeah,
Philippines, is the absolute owner of a parcel of land covered by Transfer Certificate of
Title No. 12937476960887944, containing an area of ONE THOUSAND THREE
HUNDRED FORTY ONE (1,341) SQ. M., situated in Barangay Prenza, BABABABABA,
Seybuyeah, Philippines, more particularly described as follows:

A parcel of land (Lot 905-B-1, PSD-07-097235, being a portion of


Lot No.905-B, PSD 072208 030548), situated in the Barangay of Prenza,
Municipality of BABABABABA, Province of Seybuyeah, Island of
Seybuyeah, bounded on the SE along Line 1-2 by LOT 905-B-2 (Road Lot
4.00 M. WIDE), PSD-07-097235; on the SW along Line 2-5 by LOT 908,
BABABABABA PSC-19; on the NW, NE along Line 5-8 by LOT 904,
BABABABABA PSC-19; and on the NE along Line 8-1 by LOT 905-B-3,
PSD-07-097235.

That, for and in consideration of the sum of ONE HUNDRED FIFTY


THOUSAND PESOS (Php150,000.00), Philippine Currency, receipt of which is
hereby acknowledged to my full and complete satisfaction, I hereby sell, transfer and
convey Lot 905-B-1-A, a portion of the aforementioned parcel of land, with an area of
TWO HUNDRED (200) sq. m. only, unto the VENDEE BUYER CCCC NARVASA, of
legal age, single, Filipino, and a resident of Baliwagan, BABABABABA, Seybuyeah,
Philippines, her heirs, successors and assigns, absolutely and free from all liens and/or
encumbrances.

That I, my heirs, successors and assigns shall warrant and defend the title to the
real property subject of this Deed against all claims of all persons or entities.

Capital gains tax and documentary stamp tax shall be for the account of the
VENDOR, while transfer tax and registration fees and other expenses necessary for the
transfer of the title to the VENDEE shall be for the account of the VENDEE. Real estate
taxes up to the end of the quarter shall be for the account of the VENDOR.

IN WITNESS WHEREOF, I have hereunto affixed my signature this 04 September


2017 at Batobato City, Philippines.

acknowledgment is written, duly signed by the parties and his instrumental witnesses
on each and every page hereof.
