SPECIFICATIONS

PROJECT: PROPOSED TWO STOREY RESIDENTIAL HOUSE


OWNER: MR TERRY EARP G. EARP AND MRS REBECCA D. EARP
LOCATION: 65B SITIO KULASTIKA BARANGAY MUNTING INDANG,
NASUGBU BATANGAS
ARCHITECT: VINCE NORMAN O. IZON

GENERAL CONDITIONS:

1. Under this specifications, the Contractor shall furnish all the materials, labor, tools, and
necessary equipment for the construction of the said project as shown indicated in the plans
and drawings.

2. The entire work and the construction of the proposed project shall be under the supervision
of the Architect or its representative.

3. All changes on the approved plans such as additions, alterations and substitute materials
to be used shall be approved by the Architect or his representative.

4. All permits, licenses, fees and deposits pertaining to the project shall be secured and paid
by the Owner.

5. It is important that the Contractor carefully examine ,compare and verify the data furnished
by the Architect and in case of doubt, he must refer the matter promptly to the Architect for his
decisions because unless such doubts are referred to the Architect, Contractor shall be held
responsible for all the imperfections done.

EXCAVATION, BACKFILL AND FILL:

1. Adequate pumping facilities shall be provided for the water accumulating in the excavation.

2. Bottom footing elevations as noted in the drawings are approximate and subject to
adjustments in the field depending upon the soil conditions encountered. For relatively soft
ground, provide at least 0.10 m. compacted gravel base under the concrete footings. Excavation
shall be carried down to firm ground.

3. Backfill shall be done in well-tamped layer.

4. Earth fill shall be likewise be in well-tamped layers.

5. At least 0.10 meter compacted gravel base shall be placed and moistened before slabs on
fill.
CONCRETE AND MASONRY:

1. Proportions of concrete to be used shall be as follows:

A]CLASS A [ 1:2:4 ] for all piers and column footings

B]CLASS B [1:2:5] for CHB footings and slabs on fill , and

C]Use [1:2 and 1:3] concrete mixtures for all plastering and mortar respectively.

2. CONCRETE HOLLOW BLOCKS

Load bearing walls shall be 5” x 8” x 16” CHB for approved quality. For interior walls, refer to
plans. All blocks shall be laid in accordance with the standard specifications for CHB
construction. All exposed CHB shall be tooled joint with stone-cut section between blocks on
both surfaces of the wall, except those indicated otherwise in the plans. Neat joining and proper
leveling should be done in the process of laying the blocks. CHB shall be reinforced according
to the plans.

STRUCTURAL:

1. Use 250X400 8-16MM and 10MM Ties for C1

2. Use 250X400 6-16MM and 10MM Ties for C2

3. Use 200X300 6-12MM and 10MM Ties for PC

4. Use 250x250 4-12MM and 9mm Stirrups for TB

5. Use 300X400 9-16MM and 10MM Stirrups for B1

6. Use 200x350 6-12MM and 10MM Stirrups for RB

7. Use 1500x1500 11-16MM Both ways for F1

WALL FINISHES:

1. Interior wall shall be of plain cement plaster finish unless otherwise specified in the plans.

2. Exterior walls shall be of plain cement plastered finish unless otherwise specified in the
elevations.

3. All other wall finishes shall be as indicated in the plans.

CEILING:

GROUND FLOOR ,SECOND FLOOR AND TOILET

1. Ceiling joist shall be aluminum metal furring.

2. Ceiling hangers shall be aluminum carrying channel.


3. Ceilings shall be 1/4” thick fiber cement board unless otherwise specified in the plan. Provide
0.6 x 0.6 meter manhole at the ceiling toilet/storage.

EXTERIOR CEILING (EAVES)

1. All exterior ceilings preformed and PVC Spandrel.

ROOFING:

1. Long Span (Rib Type) Pre painted Roofing Gauge 24

2. Use Pre painted Gutter Gauge 26

WIINDOWS:

uPVC Windows, (see sched. Of windows)

FLOORING:

Toilet wall = 300 mm x 600 mm Gloss Ceramic Tile

Toilet floor = 300 mm x 300 mm Rustic Ceramic Tile

Ground Floor = 600mmx600mm Ceramic Flooring Tile

Second Floor = 600mm x 600mm Laminated Ceramic Tiles

Carport & Balcony = 300mm x 300mm Unglazed Ceramic Tiles

CARPENTRY AND LUMBER:

Lumber shall be of approved quality of the respective kind required for the various parts of the
work, self-seasoned, thoroughly dried and free from large, loose and unsound knots, sap, shakes or
other imperfections impairing its strength, durability and appearance. All expose woodwork shall
thoroughly and smooth sandpapered.

KINDS OF LUMBER:

1. Tanguile shall be used for door jambs.

HARDWARES:

1. Butts and hinges: For doors, provide three pairs to a leaf for 4” x 4” loose pin bottom butts.

2. Use Yale hinges for all cabinetry or approved equivalent.

3. Locksets:

a. Exterior doors - use Yale brand of lockset doorknob or approved equivalent.

b. Interior doors – use Yale brand of lockset doorknob or approved equivalent.


PAINTING AND VARNISHING:

1. Painting materials shall be Boysen brand or its equivalent as approved by the Architect.

2. Color scheme shall be as per Architect and Owner’s direction and design.

3. All paintings shall be of three (3) coatings. Use flat latex for interior and exterior primer, Semi-
Gloss latex for second and Top-coat.

PLUMBING:

The Contractor shall supply all labor, tools, and materials necessary for the complete installation of
the plumbing system including all fixtures and connections of building sewer lines and constructions
tank as shown in the plans. All sanitary installations shall conform with all the rules and regulations of
the sanitary code of locality.

ELECTRICAL:

This includes all work, installation and materials to complete satisfactory work for the entirety of the
construction. All electrical installations shall conform with all the rules and regulations of the Electrical
Code of the locality. All wirings inside the ceiling shall be by the discretion of the Electrical
Engineer/Master Electrician. Conduits shall be used in all concrete walls and partitions.

REMOVAL OF ALL TEMPORARY STRUCTURES:

All temporary structures that were built like scaffoldings and forms necessary to complete the building
shall be removed by the Contractor . The site should be therefore be free from all unnecessary pieces
of wood, piles and either stones, gravel or sand and other debris.
