PROJECT: 4 STOREY COMMERCIAL AND RESIDENTIAL BLDG.

SUBJECT: SPECIFICATION

DIVISION 1: GENERAL REQUIREMENTS

1.1 GENERAL CLAUSE


1.1.1 The work to be executed under this contract shall include furnishing of all the materials,
labour, equipment and the construction of the building complete in accordance with the
drawings as specified hereinafter.
1.1.2 The “General Conditions, UAP DOCUMENT 301”, not in conflict and or not covered by
specific provisions hereby made a part of this specifications to the same extent as if
herein written out in full.
1.1.3 All construction permits and licenses necessary for the execution of the work of any
temporary work and easements in relation thereto shall be secured and the corresponding
required fees paid for by the owner.
1.1.4 The drawings which accompany this specification are deemed a part thereof. Anything
shown on the drawings but not mentioned on the specification or anything not expressly
set forth in either but which is reasonably implied shall be furnished as though
specifically shown and mentioned both. `
DIVISION 3: CONCRETE

3.1 The concrete work shall be coordinated with the work of other trades to allow reasonable
time to set sleeves, inserts and other accessories which must be in position before concrete
bases and pads of mechanical equipment shall be placed to comply with approved shop
drawings for the equipment.

3.1.1 The contractor shall be responsible for any additional cost which may result from concrete
surfaces which are not finished to the required profile or elevation.

3.1.2 PORTLAND CEMENT

a. Portland cement shall conform to the requirements of American Society for


Testing Materials C-150 type for normal Portland cement; Type III for High Early
Strength Portland Cement.
b. Cement shall be any standard commercial brand in 40 kg. /bag such as: Filipinas,
Union, Republic, Apo, or other locally available equivalent.
c. Cement shall be stored in such manner as to prevent their deterioration or the
intrusion of foreign matter. It shall be immediately upon arrival on the site of
work, in substantial waterproof bodegas, with floor raised from the ground
sufficiently high to be free from dampness.

3.1.3 Water in mixing concrete shall be clean and free from injurious amount of oils, acids,
alkali, organic materials or other deleterious substances.

3.1.4 AGGREGATES
d. Fine aggregates shall be clean, hard, coarse river sand or crushed sand free from
injurious amount of clay loam and vegetable matter and shall conform to ASTM
C-33 or C-30.
e. Coarse aggregate shall be river run gravel or broken stones. The maximum size
shall be 1/5 of the nearest dimension between sides of forms of the concrete, or ¾
of the minimum clear spacing between reinforcing bars, or between re-bars and
forms whichever is smaller.
f. Aggregates shall be stored in such manner as to avoid the inclusion of foreign
materials.
3.1.5 All load-bearing concrete works shall be of class A type and all non-load bearing
concrete works shall be of either class B or class C type.

DIVISION 4: MASONRY

4.1.1 Horizontal reinforcement shall be placed every third course of masonry


unit while vertical reinforcements shall be spaced at 337 on centre.

4.1.2 All units shall be laid in running bond and shall not be wetted before laying. Full mortar
bedding shall be used in laying the starting course of CHB on the foundation.

4.1.3 Scratch coat and finish coat shall be applied. The finish coat shall be applied after the
scratch coat had attained initial setting.

DIVISION 5: CARPENTRY

5.1.1 All framing lumber shall be of rough dimension. All exposed wood work shall be well
sand papered and smoothly dressed.

5.1.2 All lumber used on doors, cabinets, closets and all wood work shall be kiln dried.

DIVISION 8: DOORS AND WINDOWS

8.1.1 All doors shall be flushed type 1-3/4 inches nominal thickness and 2.15 meters high.

8.1.2 Doors of porch main entry, bedrooms, service area, toilet and bath shall all be single leaf
solid core panel type. Use heavy duty metal hinges and high quality wood for door jambs.
DIVISION 9: FINISHES

9.1.1 Floor finishes on all bedrooms, living, dining, and kitchen be vinyl tiles. All floor slabs
shall be straight to finish to avoid cracks and to achieve uniform color.

9.1.2 Use 20x20 Marble tiles for bathroom finishes. Wall and counter tiles for kitchen and
laundry areas shall also be Marble finish. All tile work shall be satisfactorily protected from any
form of damages.

9.1.3Water closet and lavatory shall be Philippine Standard Manufacturer. Use porcelain soap
and tissue holders.

9.1.4 Exterior and interior concrete and masonry walls shall be plain cement plastered applied in
two coats.

9.1.5 Interior wall partition shall be 4” ordinary CHB vertically and horizontally reinforced at .80
meters on center both ways.

DIVISION 16: ELECTRICAL

16.1.1 The contractor shall provide complete installation of the electrical system and earnestly
evaluate as maybe required by pertinent specifications, ordinance and regulations.
16.1.2 All wirings shall be installed in PVC-conduits or Moldex in walls and ceilings.

16.1.3 Switches and convenience outlets shall be flushed in walls heights from floor finish as
indicated. Ceiling outlets shall be of porcelain

16.1.4 No single circuits shall carry more than 10 outlets and connected to a fuse cut-outs shall
be connected to a sizeable main safety switch not less than 60 amps.

DIVISION 17: PLUMBING

17.1.1 The contractor shall provide complete installation of the plumbing system, including all
fixtures and connection of the building sewer to the septic tank. All service pipes shall extend
one meter outside the building wall ready for tapping to the service main.

17.1.2 The plumbing shall also include the water service to all fixtures and equipments within
the building.

17.1.3 Use PVC pipes and fittings for all waste and soil lines and galvanized iron pipes for cold
water lines. The size of pipes must conform to the largest rules of the plumbing and sanitary
code.
