GENERAL SPECIFICATIONS

PROJECT TITLE: PROPOSED ONE STOREY BUILDING WITH MEZZANINE


OWNER: MRS. LORENA B. PEDROZA
LOCATION: BLK 3 LOT 6, ST. ISIDORE, BRGY. SAN ISIDRO, CABUYAO CITY, LAGUNA

I. CLEARING AND EARTHWORKS

CLEARING OF SITE SHALL INCLUDE REMOVAL OF DEBRIS AND ANOTHER


DELETERIOUS MATERIALS PRESENT AT THE CONSTRUCTION SITE PRIOR TO THE EXECUTION
OF ANY ACTIVITIES. ACTIVITIES INCLUDE THE STAKING OUT OF BUILDING, ESTABLISHING OF
LINES, GRADES AND BENCHMARKS.

STRUCTURAL EXCAVATION SHALL BE TO THE DEPTH AS INDICATED OR REQUIRED.


ALL EXCAVATIONS SHALL BE AT NATURAL GRADE. FOOTINGS AT FILL SHALL NOT BE
PERMITTED AT ANY CASE. ALL EXCAVATION WORKS SHALL INCLUDE NECESSARY SHORING,
BRACING AND DRAINAGE OF STORM WATER SITE. EXCAVATION FOR FOOTINGS AND
FOOTINGS CARRIED BELOW REQUIRED DEPTH SHALL BE FILLED WITH CONCRETE AND
BOTTOM OF SUCH IS REMOVED BY PUMPING BEFORE FILL OR CONCRETE IN PLACE THEREIN.

BACKFILLING OR EXCAVATION SHALL INCLUDE TRASH, WOODCHIPS AND OTHER


DETRIMENTAL TO COMPACTIONS. ALL FILLING SHALL BE PLACED IN LAYERS, EACH LAYER
BEING THOROUGHLY COMPACTED AND RAMMED BY WETTING, TAMPERING AND OR
ROLLING.

SOIL TEST- CONDITIONS ARE FOND THAT TEND TO SHOW FOUNDATIONS BED ARE
NOT STRONG ENOUGH TO BEAR PROPOSED LOADS, THEN BORING AND SOIL TEST SHALL BE
DONE UPON THE APPROVAL OF THE SITE ENGINEER.
II. STRUCTURAL
1. GENERAL NOTES AND TYPICAL STRUCTURAL DETAILS SHALL APPLY TO ALL DRAWINGS
UNLESS OTHERWISE SHOWN OR NOTED.

2. THE CONTRACTOR SHALL EXAMINE THE DRAWINGS AND SHALL NOTIFY THE
ENGINEER/ARCHITECT OF ANY DISCREPANCIES HE MAY FIND BEFORE PROCEEDING WITH THE WORK,
OR DURING CONSTRUCTION.

3. IT SHALL BE THE CONTRACTOR'S RESPONSIBILITY TO PROVIDE ADEQUATE SHORING AND


BRACING FOR THE STRUCTURE FOR ALL LOADS THAT MAY BE IMPOSED DURING CONSTRUCTION.

4. INSPECTION - ALL CONSTRUCTION AND WORKMANSHIP SHALL BE SUBJECT TO INSPECTION,


EXAMINATION AND TESTING BY THE ENGINEER. THE ENGINEER SHALL HAVE THE RIGHT TO REJECT
DEFECTIVE MATERIALS AND WORKMANSHIP OR REQUIRE ITS CORRECTION.

5. DO NOT SCALE DRAWINGS AND CALL-OUT DIMENSIONS. STANDARD CODE REQUIREMENTS


SHALL GOVERN OVER UNSCALED DRAWINGS.

6. ALL SLABS, BEAMS, GIRDERS AND OTHER STRUCTURAL ELEMENTS WHICH ARE NOT
INDICATED, DETAILED, DESIGNATED OR INADVERTENTLY OMITTED BUT ARE NECESSARY TO BE
COORDINATED WITH THE ARCHITECTURAL AND OTHER ENGINEERING PLANS AS WELL AS TO
COMPLETE THE STRUCTURAL WORKS IN ACCORDANCE WITH THE INTENT OF THE PLANS AND
SPECIFICATIONS SHALL BE BROUGHT UP DURING PRE-BIDS/MEETINGS/NEGOTIATIONS. IT IS
UNDERSTOOD THAT THE CONTRACTOR HAS PROVIDED AND INCLUDED ALL THESE ITEMS IN THEIR
BID.

1.1 FOUNDATION NOTES

1. SAFE BEARING CAPACITY (SBC) USED IN THE DESIGN = 100 KPA AT A MINIMUM DEPTH OF
1.5M FROM THE NATURAL GRADE LINE, THE STRUCTURAL ENGINEER-OF-RECORD, UPON
NOTIFICATION, SHALL CONDUCT A THOROUGH INSPECTION OF THE FOUNDATION WORKS AFTER
EXCAVATION BEFORE FOOTINGS ARE COMPLETED. NO REINFORCING STEEL OR FORMWORKS SHALL
BE PLACED PRIOR TO INSPECTION. CONCRETE POURING OF THE FOUNDATION SYSTEM SHALL NOT BE
ALLOWED WITHOUT FIRST OBTAINING WRITTEN APPROVAL FROM THE STRUCTURAL ENGINEER-ON-
RECORD.
2. NO FOOTING SHALL REST ON FILL UNLESS OTHERWISE SHOWN ON DRAWING.
3. DO NOT BACKFILL AGAINST BASEMENT WALLS UNTIL GROUND FLOOR SLABS HAVE BEEN
PLACED AND THE CONCRETE HAS ATTAINED ITS REQUIRED STRENGTH.

1.2 SLABS ON GRADE

1. THE SOIL, SUBGRADE AND FILL LAYERS BELOW ALL SLABS-ON-GRADE, IT SLABS SHALL BE
MECHANICALLY COMPACTED IN 100MM THICK LAYERS TO A MINIMUM OF 95 PERCENT MDD.
2. ALL SLAB-ON-GRADE SHALL BE PROVIDED WITH A MINIMUM OF 75MM THK. COMPACTED
CLEAN COARSE GRAVEL BED, EXCEPT AS OTHERWISE DETAILED IN THE PLANS.
3. ALL SLAB-ON-GRADE ARE NOT DESIGNED AS PRESSURE SLAB UNLESS OTHERWISE INDICATED
ON PLAN.
4. SLAB-ON-GRADE SHALL BE 100MM THICK WITH 10MM BARS AT 300MM UNLESS OTHERWISE
SPECIFIED ON THE PLAN.

1.3 CONCRETE

ALL WORK SHALL BE DONE IN ACCORDANCE WITH THE MINIMUM REQUIREMENTS OF THE NATIONAL
STRUCTURAL CODE OF THE PHILIPPINES (NSCP) 2015 OR THE AMERICAN CONCRETE INSTITUTE BUILDING
CODE FOR REINFORCED CONCRETE ACI 318-EXCEPT AS MODIFIED HEREIN.

1. CONSTRUCTION OR COLD JOINTS SHALL BE LOCATED WITHIN THE MIDDLE THIRD OF SPANS
OF SLABS, BEAMS, AND GIRDERS. FOR CASE UNAVOIDABLE, PROPOSED LOCATION MUST BE
APPROVED FIRST BY THE STRUCTURAL ENGINEER.
2. PIPES OR DUCTS EXCEEDING ONE THIRD THE SLAB OR WALL THICKNESS SHALL NOT BE
PLACED IN STRUCTURAL CONCRETE UNLESS SPECIFICALLY DETAILED.
3. REINFORCING BARS, ANCHOR BOLTS, AND OTHER INSERTS SHALL BE SECURED IN PLACE
BEFORE POURING CONCRETE. BAR PLACEMENT AND SUPPORTS SHALL BE IN ACCORDANCE WITH THE
RECOMMENDED ACI PRACTICE.
4. ALL INSERTS, ANCHOR BOLTS, ETC. TO BE EMBEDDED IN THE CONCRETE SHALL BE HOT DIP
GALVANIZED UNLESS NOTED OTHERWISE.
5. IN GENERAL, THE LATEST EDITION OF THE MANUAL OF STANDARD PRACTICE FOR DETAILING
CONCRETE STRUCTURES, ACI 315, SHALL BE ADHERED TO, UNLESS SHOWN OTHERWISE.
6. USE OF ADMIXTURES IS PERMITTED TO PRODUCE PROPER SLUMP AND WORKABILITY BUT
SUBJECT TO THE ENGINEER'S APPROVAL. ADDITION OF WATER TO CONCRETE AT JOB SITE IS NOT
ALLOWED.
7. PREPARE AND SUBMIT CONCRETE MIX DESIGN INCLUDING AGGREGATES GRADATION,
WATER AND CEMENT CONTENTS, AND CYLINDER STRENGTH TEST RESULT FOR REVIEW.

1.4 STEEL REINFORCEMENT

ALL WORK SHALL BE DONE IN ACCORDANCE WITH THE MINIMUM REQUIREMENTS OF THE NATIONAL
STRUCTURAL CODE OF THE PHILIPPINES (NSCP) 2010 OR THE AMERICAN INSTITUTE OF STEEL CONSTRUCTION
FOR REINFORCING STEEL AND REINFORCING BARS EXCEPT AS MODIFIED HEREIN.

12MM DIA. OR SMALLER A615/ A615M (DEFORMED) FY= 228 MPA (33PSI)

1. BARS SHALL BE CLEAN OF RUST, GREASE OR OTHER MATERIALS LIKELY TO IMPAIR BOND. ALL
REINFORCING BAR BEND SHALL BE MADE COLD.
2. IN GENERAL, BAR SPLICES SHALL BE MADE AT POINTS OF MINIMUM STRESS. SPLICES
SHALL BE SECURELY WIRED TOGETHER STAGGER SPLICES AT LEAST 600mm. WHENEVER
POSSIBLE IN BEAMS AND SLABS. SPLICE TOP BARS AT MID SPAN AND BOTTOM BARS NEAR SUPPORT.
SPLICE OF REINFORCEMENT SHALL BE MADE ONLY AS REQUIRED OR PERMITTED ON DESIGN
DRAWINGS OR AS ALLOWED BY THE ACI CODE OR AS AUTHORIZED BY THE ENGINEERS.
3. BARS NOTED AS CONTINUOUS SHALL HAVE A MINIMUM SPLICE LENGTH OF 40 BAR
DIAMETER BUT NOT LESS THAN 300mm. UNLESS OTHERWISE NOTED.

4. REINFORCEMENTS SHALL BE SPLICED ONLY AS INDICATED ON THE DRAWINGS.
5. MINIMUM CONCRETE COVER FOR REINFORCING BARS SHALL BE:

6. WELDING OF REINFORCING STEEL IS NOT PERMITTED UNLESS MATERIAL TEST RESULT


PROVES THAT THE BAR IS WELDABLE.
7. SHOP DRAWINGS : THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS FOR REINFORCING
STEEL PREPARED IN ACCORDANCE WITH ACI 315. INDICATE BENDING DIAGRAM, ASSEMBLY
DIAGRAM, SPLICING AND LAPS OF RODS AND SHAPES DIMENSIONS AND DETAILS FOR REINFORCING
BARS.
8. ANCHOR BOLTS, DOWELS AND OTHER EMBEDDED ITEMS ARE TO BE SECURELY TIED IN
PLACE BEFORE CONCRETE IS POURED.

1.5 STRUCTURAL STEEL

1. STEEL TO BE USED FOR FABRICATION AND ERECTION OF THIS STRUCTURE SHALL COMPLY
WITH ALL THE PERTINENT PROVISIONS OF AISC SPECIFICATION FOR THE DESIGN, FABRICATION AND
ERECTION OF STRUCTURAL STEEL FOR BUILDINGS 1989 - 9TH EDITION

STRUCTURAL STEEL MEMBERS ....................... ASTM A-36, GR 36 OR A992


Fy = 248 MPa (36ksi)
LC PURLIN .............................................................. Fy = 248 MPa (36ksi)

2. ALL BOLTS, NUTS AND WASHERS SHALL CONFORM TO A325 UNLESS OTHERWISE INDICATED.
ANCHOR BOLTS SHALL LIKEWISE BE OF EQUAL STRENGTH AS A325 BOLTS OF THE SAME.
3. ALL WELDS SHALL BE IN ACCORDANCE WITH AWS STRUCTURAL WELD CODE D1-1 LATEST
REVISION FOR SHIELDING METAL ARC WELDING PROCESS, ELECTRODES E-70 SHALL CONFORM TO
AWS AS-1 OR LATEST EDITION. SUBMERGED ARC WELDING PROCESS AMY BE USED AT THE OPTION
OF FABRICATOR UPON THE APPROVAL OF ENGINEER.

III. ELECTRICAL

1. POWER SUPPLY TO THE BUILDING SHALL BE 230V, THREE PHASE, 4-WIRES, 60HZ.
2. ALL MATERIALS TO BE USED SHALL BE NEW AND APPROVED TYPE FOR PURPOSE & LOCATION.
3. RECEPTACLES FOR GENERAL USE SHALL BE DUPLEX 15A, 230VAC, GROUND TYPE.
4. ALL WIRES SHOULD HAVE A MAXIMUM LOAD OF 80 OF WIRE AMPACITY.
5. ALL ELECTRICAL WORKS SHALL COMPLY TO THE LATEST PHILIPPINE ELECTRICAL CODE
6. LIGHT SWITCHES MINIMUM RATING SHALL BE 15A 230VAC.

7. MOUNTING HEIGHTS SHALL BE AS FOLLOWS:

A. LIGHT SWITCHES - 1.37M ABOVE FLOOR FINISH


B. CONVENIENCE OUTLET - 0.3M ABOVE FLOOR FINISH
C. PANEL BOARD - 1.5M ABOVE FLOOR FINISH

8. CONDUIT EMBEDDED WITHIN CONCRETE WALL SHALL HAVE A MINIMUM CEMENT PLASTERED
20MM THICK.
9. ALL CONDUIT PIPE ABOVE CEILING SHOULD HAVE INDEPENDENT HANGER SUPPORTS.
10. ALL LIGHTING FIXTURES SHOULD HAVE INDEPENDENT HANGER SUPPORTS.
11. ALL BOXES SHALL BE OCCUPIED ONLY OF 50 OF WIRE VOLUME.
12. VOLTAGE REQUIREMENT SHALL BE LIMITED TO 2.5 FROM SOURCE TO PANEL BOARD.
13. ALL WIRES AND CABLES SHALL BE BRAND NEW AND APPROVED TYPE.
14. PREFERRED DISTRIBUTION BOARDS MUST BE INDUSTRIAL TYPE, UNLESS OTHERWISE SPECIFIED.

ALL ELECTRICAL WORKS HEREIN SHALL BE DONE IN ACCORDANCE WITH THE NATIONAL BUILDING
CODE, PROVISIONS OF THE LATEST APPROVED PHILIPPINE ELECTRICAL CODE, THE LAWS AND
ORDINANCES OF THE LOCAL CODE ENFORCING AUTHORITIES AND REQUIREMENTS OF THE LOCAL
ELECTRIC, TELEPHONE COMPANY AND BUILDING ADMINISTRATION REQUIREMENTS.

IV. PLUMBING

1. ALL PLUMBING WORKS TO BE DONE SHALL BE IN ACCORDANCE WITH THE NATIONAL


PLUMBING CODES AND THE LOCAL ORDINANCES;
2. COORDINATE THE DRAWING WITH OTHER RELATED DRAWINGS AND SPECIFICATIONS. THE
ENGINEER SHALL BE NOTIFIED IMMEDIATELY OF ANY DISCREPANCY FOUND HEREIN:
3. ALL PIPES SHALL BE INSTALLED AS INDICATED ON PLANS. ANY RELOCATIONS REQUIRED FOR
PROPER EXECUTION ON THE OTHER TRADES SHALL BE WITH PRIOR APPROVAL OF THE ARCHITECT OR
ENGINEER:
4. ROUGH-IN FOR PIPES AND FITTINGS SHALL BE CARRIED ALONG WITH THE CONSTRUCTION
OF THE BUILDING;
5. ALL WATERLINES FITTINGS SHALL BE OF 1/2 " ø G.I. PIPE FINISH;
6. ALL PLUMBING WORKS SHALL BE SEPARATELY TRAPPED AND VENTED;
7. ALL PLUMBING WORKS SHALL BE UNDER THE DIRECT SUPERVISION OF A MASTER PLUMBER:
8. ALL SLOPES FOR HORIZONTAL DRAINAGE SHALL MAINTAIN 0.5% MINIMUM UNLESS
OTHERWISE SPECIFIED:
9. FOLLOW ARCHITECTURAL DETAILS FOR EXACT LOCATION OF FIXTURES:
10. GATE VALVES ARE LOCATED INSIDE T&B.

MISCELLANEOUS SPECIFICATIONS

1. Hollow Block filled with concrete &ø10mm steel bar for all walls.
2. Concrete Blaster with two of skim coat and two coats of wall paint for all walls.
3. Solid Concrete Flooring in 10cm thick with 30x30cm steel bar marsh in 10ømm.
4. Gates and Grills are all tubular metal painted.
5. All Door and Aluminium Doors for toilets L/R hinge and prayer room sliding system.
6. Steel water tank with pump to maintain water pressure.
7. Toilets are in Ceramic and Tabs are chrome finish.
8. Roof made of Metal Structure and Yero with all require gatters.
9. False ceiling in Gypsum Board with suspension.
10. Two ceiling electric fans with light and other lights are standard lights.
