I am a seasoned RE/MAX Realtor with over 25 years of experience in representing buyers and sellers in one of the most significant investment of their lives.I have personally and diligently handled hundreds and hundreds of real estate transactions from start to conclusion.Having been born and raised in the district, I have keenly aware of our current and future needs and expectations. As a fiscally minded small businessman, I have been schooled in the art of maximizing the most results with the least money allocated. One of the prime reasons that I am seeking to be our representative on the state level is that the two establishment parties haven fallen short of producing any genuine meaningful progress addressing the community's important issues. As lawmakers, every legislative decision profoundly impacts our lives! I promise to address and tackle the important challenges for our state with the greatest level of tenacity. I will "broker" productive advancement with both Democratic and Republican members of the assembly.

  • I WILL NOT ACCEPT PAC, Corp, or Special Interest donations-!! Individual contributions graciously accepted
  • 1st time in 80+ years, the district will have a choice of three candidates- voters can select the best qualified person to represent us
  • Send a person to Harrisburg that is accountable to the people with no strings attached pay-backs promises

Total elimination of school tax on residential real estate - Spread the school funding to every member of our state and grant relief to homeowners; stop forcing seniors from their homes and preventing home ownership from the younger generation
Reduce gun violence - Ban on large magazine assault weapons, but do not infringe on Pennsylvanians' right to protect ourselves and families
Elimination of the 2,400+ redundant offices of tax collectors for entire state - privatize the collection process and save many millions
Provide treatment options, not jail, for those suffering from addiction
Increase minimum wage - no increase in the past 11 years is unacceptable
Abolish the state store liquor business and create free enterprise with state regulation - lower prices and greater flexibility/hours for all
No cost community college for students in need

At the age of 10 years old, I would go to work at my family's retail bakery in Willow Grove, Pa. I only had 2 jobs in my life-time. I was excited to hone my skills at every dept of the bakery. At the age of 17, I transitioned into the sales area of the operation. I dealt with a full array of long established catering halls and loyal ,and first time customers on a daily basis.

Just like buyers and sellers, lawmakers all have their own district & political party objectives! In my real estate business, buyers have their positions , sellers have their positions and they are most of the time diametrically opposed.
I have 25 years as a professional representative getting transactions closed. For the most part, both parties see the light and come to a "meeting of the minds," so to speak. I will use this acquired skill to accomplish the people's business in a productive manner. It is overdue to build a mult-party coalition and I am confident we will get amazing results for eliminating excessive real property taxes , reducing governmental redundancy, making our streets safer, creating jobs,jobs,jobs,etc...

One of the prime reasons I am seeking to be our representative is that the two establishment parties haven fallen short of producing any genuine meaningful progress addressing the community's most important issues. I am a seasoned RE/MAX Realtor with 25 years of experience in representing buyers and sellers in one of the most significant investments of their lives. I have personally and diligently handled hundreds and hundreds of real estate transactions, enabling me to build multi-party coalitions to work together to solve problems with a fresh new approach. I promise to address and tackle the important challenges ahead for our state with the greatest level of tenacity, "brokering" productive legislative advancement with all parties.

I have traveled to 47 US states and over 23 countries and I know we have a tremendous Commonwealth! We need to make some improvements to enhance our lives and maximize the " best bang for our buck!"

The abuse of Gerrymandering can be vividly observed in the current configuration of the 152nd district; this is especially evident when "Googling" the map. It is obvious that allowing a specific majority party the task of drawing the boundaries produced a result which would maintain their future majority strength. The critical cohesive common geographical similarities are completely ignored, to the detriment of the district. I would advocate for an independent commission to draw fair and reasonable boundary perimeters. A paramount part of addressing the problem would be the selection process when creating the commission, needing to be to comprised of objective members of the community that are not politically-connected office holders.

For the record, presently I have no desire to run for a different office. I care very deeply about my community and desire to assist in its direction as the official spokesperson for over 60,000 of my fellow residents. This position of your state representative would enable me to carry the cares and concerns from the community to Harrisburg.
I have run for the office twice, once as a Democrat and once as a Republican, against well paid staffs & enormous party machines and I can proudly say I earned and captured over 70 % of the entire district votes and in my hometown of Upper Moreland, I received over 80% of votes!!

For 25 plus years, I have seen first-hand the look in the senior citizens eyes when they confide in me that they are devastated with being forced from their home because of this unacceptable and unfair burden of real property taxes!! It is a personally upsetting experience. These working class people have raised a family and finally got their bills under control gained equity in their home and have decide to retire. After a few years of a fixed income stream, the elderly couple can not pay the huge school district bill. I have to sell their house and they are off to an rental apartment, with all their fine home memories shattered.
Additionally, young people sit with me and when they find out how much the monthly charge on their mortgage is with real estate tax, they simply can not believe the high cost. The high cost prevents them from buying and they must wait years and save more money to bring down their monthly costs. Home ownership for our society is our bedrock economic foundation . Our kids deserve the best funded education money can buy. I am not suggesting lowering the funding whatsoever, I do know the time is grossly overdue to spread the funding out to all citizens using sales taxes, user taxes, income taxes,etc...
Why shouldn't the entire Pa. population pay to educate the youth? With effective leaders in Harrisburg, it does not have to be this way! I promise to spearhead this effort to eliminate the entire school portion of our bill and model our system like many other states.
