ABSTRACT

The student industrial work experience scheme (SIWES) of the Industrial Training fund (ITF) is
an initiative of the Federal Government of Nigeria to enable students of Higher Institutions of
learning to have a practical work experience while still in school.

This serves as a skill acquisition program designed for tertiary institutions as a complementary
program and workshop practices engaged by students in the Tertiary Institutions which by
industrial standards, are inadequate to serve the industrial needs of the industries.

The practices are too idealistic and therefore necessitates the students need to be exposed to
actual live practice.

The scheme exposes students to industrial-based skills necessary for a smooth transition from
classroom theory to the practical working world, hence equipping students for the workforce
with needed knowledge and various work ethics.

Firstly, I want to thank the almighty God for the grace to reach this level of my academic pursuit.
I want to also thank my Parents, my Pastor in the person of PastoRex Nnadi, lecturers,
colleagues and industry based supervisor for their guidance, assistance and support which has
helped me to attain this level in my academic journey. May God bless them all abundantly.
1.1 HISTORY OF SIWES

SIWES was established by ITF (Industrial Training Funds) in the year 1973 to solve the problem
of lack of adequate proper skills for employment of tertiary institution graduates by Nigerian
Industries. The Students’ Industrial Work Experience Scheme (SIWES) was founded to be a skill
training programme to help expose and prepare students of universities, polytechnics and
colleges of education for the industrial work situation to be met after graduation. This scheme
serves as a smooth transition from the classroom to the world of work and further helps in the
application of knowledge. The scheme provides students with the opportunity of acquainting and
exposing themselves to the experience required in handling and managing of equipment and
machinery that are usually not made available in their institutions.

Before this scheme was established, there was a growing concern and trend noticed by
industrialists that graduates of higher institutions lacked sufficient practical background for
employment. It used to be that students who got into Nigerian institutions to study science and
technology were not trained in the practical know-how of their various fields of study. As a
result, they could not easily find jobs due to the lack of working experience.

Therefore, the employers thought that theoretical education going on in higher institutions was
not responsive to the needs of the employers of labour. This was a huge problem for thousands of
Nigerians until 1973. It is against this background that the fundamental reason for initiating and
designing the scheme by the fund in 1973/74 was introduced.

The ITF organization (Industrial Training Fund) made a decision to help all interested Nigerian
students and established the SIWES program. It was officially approved and presented by the
Federal Government in 1974. The scheme was solely funded by the ITF during its formative
years but as the financial involvement became unbearable to the fund, it withdrew from the
scheme in 1978. In 1979, the federal government handed over the management of the scheme to
both the National Universities Commission (NUC) and the National Board for Technical
Education (NBTE).

Later, in November 1984, the federal government reverted the management and implementation
of the scheme to ITF. In July 1985, it was taken over by the Industrial Training Fund (ITF) while
the funding was solely borne by the federal government. (Culled from Job Specifications on

1.2 GENERAL OBJECTIVES OF SIWES

SIWES is strategized for skill acquisition. It is in fact designed to prepare and expose students of
universities, polytechnics and colleges of education to the real-life work situation they would be
engaged in after graduation. Therefore, SIWES is a key factor required to inject and help keep
alive industrialization and economic development in the nation through the introduction and
practical teaching of scientific and technological skills to students. (Culled from Detailed Manual
on SIWES Guidelines and Operations for Tertiary Institutions). Objectives of the Students
Industrial Work Experience Scheme include:

1. Provide an avenue for students to acquire industrial skills for experience during their
course of study
2. Expose students to work methods and techniques that may not be available during their
course of study.
3. Bridging the gap between theory and practice by providing a platform to apply
knowledge learnt in school to real work situations
4. Enabling the easier and smoother transition from school by equipping students with better
contact for future work placement
5. Introduce students to real work atmosphere so that they know what they would most
likely meet once they graduate.

1.3 IMPORTANCE OF SIWES

All Nigerian students who study technology and science must know about SIWES. Partaking in
SIWES has become a prerequisite for the award of diploma and degree certificates in many
Nigerian Institutions according to the Nigerian Government Educational policy. Undergraduate
students of the following disciplines are expected to be a part of the scheme: Natural sciences,
Engineering and Technology, Education, Agriculture, Medical Sciences, Environmental and pure
and applied sciences. The duration is for four months and one year for polytechnics and colleges
of education students respectively and six months for university students.

1.4 PURPOSE OF REPORT

The purpose of this report is to summarize all aspects of the student’s activities and experience gained
during the Five (5) months industrial training at Bamigbola Consulting, a firm of Estate Surveyors and
Valuer, in partial fulfillment of the requirements for the award of Bachelor of Science (B.Sc.) degree in
Estate Management.

1.5 SIGNIFICANCE OF REPORT

This report will be of great benefit to SIWES administrators, the supervising agencies and SIWES
coordinators for Estate Management Departments in all institutions of higher learning in Nigeria. This
report not only fulfills academic requirements but also serves as a reflection of a student’s practical
experience, skills, and professionalism gained during our internship, which can have a positive impact on
our future career opportunities and personal improvement.
CHAPTER TWO

ABOUT THE FIRM (EMMANUEL OJO AND ASSOCIATES)

2.1 FIRM'S BACKGROUND AND PROFILE

Emmanuel Ojo And Associates , a firm of Estate Surveyors and Valuers, was established in June 2018 and
commenced operations in September 2018. The firm has a Major Office in Portharcourt City, Rivers
State, Nigeria.

Our firm, Emmanuel Ojo and Associates is an indigenous firm of Estate Surveyors and Valuers registered
with the Estate Surveying and Valuation Registration Board of Nigeria (ESVARBON) and a member of the
Royal Institution of Chartered Surveyors (RICS). The firm is also registered with the Financial Reporting
Asset Valuation.

The pursuance of professional excellence is the fundamental aim of Emmanuel Ojo and Associates. This
has been achieved through the committed efforts of well trained and competent work force which is an
essential component of efficient and effective service delivery in the firm. Our goal is to deliver results to
the client’s satisfaction. The firm’s rapid growth has been based on its vision and the delivery of
exceptional services based on its core values, tailored towards meeting and exceeding clientele needs.

2.2 PROFESSIONAL SERVICES IN EMMANUEL OJO AND ASSOCIATES.

a) MANAGEMENT: The department in charge of directing, controlling and supervision of the interest in
land with the aim of obtaining maximum returns.

Some of the core functions of the department are, Rent Collection, Maintenance, Routine Inspection,
repairs, notice of quit, renewal of tenancy agreements etc.

b) Valuation: The department is charged with the responsibility of determining the worth of all type of
properties such as residential, commercial, Industrial, agricultural etc.
The Valuation may be for the following purpose, Mortage, sale, book record purchase, insurance,
rating, probate, mergers, assets, register etc. It can be done for Government, individuals or corporate
bodies.

CHAPTER TWO

2.0 INDUSTRIAL EXPERIENCE

The firm Bamigbola Consulting carries out professional services in estate and asset
management, Real Estate Agency involving Letting, Sale and acquisition of Real Estate Assets for
and on behalf of clients, Valuation of Assets including Land and Building, Plants and Machinery,
and other equipment including Motor Vehicles, Compensation and Acquisition of land for
government, individuals and non-governmental organization and agencies.
I began my industrial training with BAMIGBOLA CONSULTING May 19, 2023.

On my first day of attachment, I went through my on-boarding process with the Admin where i
was given the company’s profile to go through and ask questions were needed. Each
departments Head of Department on-boarded me and gave me insights of the workings of their
department, challenges that occurred and how it was rectified. We have a library in the firm
with vast books concerning the profession.

I participated in both field and office works in the firm, and below is a detailed report of the
experience I acquired during my Five (5) months of industrial training with the firm.

2.1 EXPERIENCE GAINED IN REAL ESTATE SALES AND BROKERAGE

Estate agency practice in the Nigerian context involves carrying out business-like activities in the sales,
acquisition and leasing of various classes of land and landed properties by “an estate agent " ,An Estate
Agent is a person whose main job is to act as a link between the lessee and lessor, in some cases called
the principal and the client(tenant).In other words, he acts as a link between the buyer and the seller of
land and landed properties in consideration for monetary compensation usually a percentage of the
value known as a "COMMISSION".

Agency in Real Estate can be divided into two: Sale/Purchase and Letting, the agent represents the
principal and makes sure the value of the property to be sold or purchased is worth the amount which the
Buyer or Vendor placed on such property.

For letting, the agent represents the principal either to let out his property or rent a property for his use.
Here, the agent also makes sure that the principal does not pay more or collect less than the actual rent
which the property commands in the open market. The professional fee usually collected for this is 10%
of the rent which serves as the Agency fee.

At Bamigbola Consulting, the surveyor representing the principal makes sure he/she puts into
consideration the location, accessibility, neighborhood, condition of the property and the price negotiating
for sale, purchase, or letting on behalf of the principal. This is done with the expertise that has been
acquired by such surveyor. I learnt terms used in letter writing to clients, offer letters and counter-offer
letters and the right terms to describe a property.
2.2 PROPERTY MANAGEMENT

Property management is the daily oversight of residential, commercial, or industrial real estate
by a third-party contractor. Generally, property managers take responsibility for day-to-day
repairs and ongoing maintenance, security, and upkeep of the properties. They usually work for
the owners of investment properties such as apartment and condominium complexes, private
home communities, shopping centers, and industrial parks.

Their main roles are to manage routine tasks delegated to them by the owners and to preserve
the value of the properties they manage while generating income.

At Bamigbola Consulting, we managed properties for clients within and outside Lagos State.
Our work included but not limited to;

i) Collection of rent from tenants

ii) Remittance of Rent to Landlord

iii) Carrying out and supervision of maintenance and repair works on the property

iv) Selection of suitable tenants for the properties

v) Paying of staff salary on the property.

2.3 REAL ESTATE RESEARCH

Real estate research refers to the systematic investigation and analysis of various aspects related
to the real estate industry. It involves collecting and studying data, trends, and information to
gain insights into the dynamics of the real estate market. Real estate research can encompass a
wide range of topics and objectives, including:

 Market Analysis
 Investment Analysis
 Property Valuation
 Real Estate Financing
 Commercial Real Estate
 Residential Real Estate

2.4 PROPERTY MARKETTING

At Bamigbola Consulting, we made it a duty to prepare a property bulletin for the briefs we have
within and outside Lagos State, this enabled us to have a detailed list of our properties To Let
and For sale. With this property bulletin we would send emails to other firms introducing our
property bulletin and also send a letter introducing our properties for sale to reputable companies
and organizations within and outside our jurisdiction.

This is a very educative exercise as it would avail us the opportunity to meet people, gain
exposure and also educate people about the role of an estate surveyor and valuer in our economy.

CHAPTER THREE

3.0. PROBLEMS FACED


Despite the success and enormous benefits of the SIWES program, some challenges were faced
while carrying out our duties, some of these challenges include;

1. Due to location, I had to go through NIESVS website to gather information on firm and
contact address for my proffered location, which was Lagos State.

2. During my period of industrial training as a real estate research analyst, I faced challenges
when I had to explain the essence of the research being carried out, although I got some
positive responses due to my boss’s connection, I also got negative feedback.

3. I also faced challenges in the aspect of transportation after the subsidy was removed.

4. In sales and brokerage, we faced the challenge of the property owner using multiple agent
after agreeing to sole agent with the firm, so we ended up losing our fees coz another agent
sold the property.

3.1 SOLUTIONS TO THE PROBLEMS


When challenges are faced in the course of carrying out our professional duties, we have to also
take it upon ourselves to proffer solutions to those challenges faced for the purpose of
improving professional service delivery to our clients and for the economy at large. Some of the
solutions to the challenges include;

a) The Institution could consider assisting students in securing places for training.

b) Real Estate Professionals and Property Developers should be sensitized in the aspect of
keeping database of their transactions for easy referrals.

c) Create awareness on the usefulness of surveying, management and valuation of properties to


the public to avoid being usurped.

d) All these and more, I believe will solve the problems we encountered.

3.2 RELEVANCE OF THE SIWES PROGRAMME

i) Assists students in combining classroom theoretical knowledge with actual hands-on


application of knowledge.

ii) They receive hands-on experience with technology and apparatus that institutions may not
provide.

iii) Improve their critical thinking, creativity, initiative, resourcefulness, leadership, time
management, presenting abilities, and interpersonal relationships.

iv) Improve students' contacts with possible employers while they are in training.

v) Helps to bridge the knowledge gap between institutions and the appropriate production
capabilities required in work organizations.

CHAPTER FOUR

CONCLUSION

The Students Industrial Work Experience Scheme (SIWES) is a skills training programme
designed to expose and prepare students of universities and other tertiary institutions for the
Industrial Work situation they are likely to meet after graduation. It is also a planned and
structured programme based on stated and specific career objectives which are geared towards
developing the occupational competencies of participants (Mafe, 2009). Consequently, the
SIWES programme is a compulsory graduation requirement for all Nigerian university students
offering certain courses.
The Students Industrial Work Experience Scheme (SIWES), is the accepted training programme,
which is part of the approved Minimum Academic Standard in the various degree programmes
for all Nigerian Universities. The scheme is aimed at bridging the existing gap between theory
and practice of Sciences, Agriculture, Medical Sciences (including Nursing), Engineering and
Technology, Management, and Information and Communication Technology, Environmental
studies and other professional educational programmes in the Nigerian tertiary institutions. It is
aimed at exposing students to machines and equipment, professional work methods and ways of
safeguarding the work areas and workers in industries, offices, laboratories, hospitals and other
organizations.
