RENT AGREEMENT

This Rent Agreement is made on the date 02nd February 2024 between Sushant Kumar
S/o Bajrang Lal, R/o M. G. Road, New Area, Aurangabad (Bihar) called Tenant, Party
Of the first part

AND
Mrs. Neelam Devi, W/o Bajrang Lal R/o M.G.Road , New Area, Aurangabad, Bihar.
Herein after called the Owner, Party of the Second Part
That the expression of the term, Owner and the Tenant shall mean and include their
legal heirs’ successors, assigns, representative, principal agent etc. Whereas the second
part is the owner and in possession of the property Mauza Ora, Thana No. 580, Khata No.
100, Plot No. 1210 at NH-139, Village- Ora, P.O.- Aurangabad, P.S.- Aurangabad
Muffasil, District- Aurangabad, Bihar and has agreed to let out the land for flour mill to
the Tenant and the Tenant has agreed to take the same on rent of Rs. 5000/- (Rupees Five
Thousand) per month by way of NEFT/UPI/CHEQUE/Cash/Any other method.
NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:-
1. That the Tenant shall pay as the monthly rent of Rs. 5000/- (Rupees Five
Thousand) per month, excluding electricity and water charge.

2. That the Tenant shall sub–let any part of the above said premises to anyone else
under any circumstances without the consent of Owner.
3. That the Tenant shall abide by all the bye-laws, rules and regulation, of the local
authorities in respect of the premises and shall not do any illegal activities in the
said premises.
4. That this agreement is granted for a period of Eleven (11) months commencing
from 02/02/2024 and this agreement can be extended further with 5% hike per
year.
5. That the Tenant shall pay Electricity/Water charge as per the consumption of the
meter to the concerned Department.
6. That the Tenant shall be entitled to make structure for new machinery/equipment
wherever required in the rented premises if required with or without prior consent
of the owner.
7. That the Tenant can make addition/alteration in the said premises without the
written consent of the owner.
8. That the Tenant shall permit the Owner or his Authorized agent to enter in to the
said premises for inspection/general checking or to carry out the repair work, at
any reasonable time.
9. That the Tenant shall keep the said premises in clean & hygienic condition and
shall not do or causes to be done any act which may be a nuisance to other.
10. That the Tenant shall carry on all day to day minor repairs inside premise at
his/her own cost.
11. That this Agreement may be terminated before the expiry of this tenancy period
by serving six month prior notice by either party for this intention.
12. That the Tenant shall use the above said premises for their own business venture.
13. That the Tenant shall not store/Keep any offensive, dangerous, explosive or
highly Inflammable articles in the said premises and shall not use the same for
any unlawful activities.
14. That the Tenant shall pay the one month’s rent to the Owner on the last date of
every month. A sum of Rs. 5000 (Five Thousand Rupees only) as a security
advance has been paid by the Tenant which shall be returned at the time of
leaving/returning the premises.

15. That the Tenant shall handover the land to the owner in the same condition while
leaving the premises.

16. That both the parties have read over and understood all the contents of this
agreement and have signed the same without any force or pressure from any side.

In WITNESS WHERE OF the Owner and the Tenant have here unto subscribed their
hand at Aurangabad Bihar on this date 02/02/2024 year first above Mentioned in presents
