RENTAL AGREEMENT

THIS AGREEMENT made at Dimapur , the day of / /202 BETWEEN:

1.Shri Kaiho H Zhimomi, R/o, H.No.115, B-1, 3rd Mile, Chekiye Village, Dimapur, Nagaland-
797112 hereinafter called “the Owner” (which expression shall, unless it be repugnant to the
context or meaning thereof, include their respective heirs, executors, administrators and
assigns) of the ONE PART

AND

1. W/o, D/o , R/o


hereinafter called
“the Tenant” (which expression shall, unless it be repugnant to the context or meaning thereof
include his/her heirs, executors and/or administrators and assigns) of the OTHER PART

WHEREAS :

The Owner is the absolute owner with all rights of ownership and possession of the property
House No.97, Block-3, Tilixu Village, Lane-5, Dimapur , Nagaland-797112. The Tenant
offered to take on rent the Demised Premises for a monthly rent of Rs.10,000/-(Rupees Ten
Thousand Only).

NOW THESE PRESENTS WITNESS that the parties hereto agree, record and confirm as
under :-

Effective from the / /202 the Owner has let out to the Tenant and the Tenant has taken a
tenancy from the Owner the rented premises House No.94, Block-3, Tilixu Village, Lane-5,
Dimapur , Nagaland-797112) along with amenities.

The Tenant doth hereby agree with the Owner as under :

1. That the Tenant shall pay the Owner Rs.10,000/-(Rupees Ten Thousand Only) per month
including of maintenance charges on or before the day of each English Calendar month.

2. The Tenant has deposited with the Owner Rs.20,000/-(Rupees Twenty Thousand Only) as
advance and security deposit which the Owner hereby acknowledges, the said sum shall carry
no interest but refundable to the Tenant on the termination of the tenancy.

3. The Owner shall have the right to terminate the tenancy if the Tenant fails to pay the rent
regularly for a consecutive period of two or more months.

4. The tenancy shall be in force for a period of eleven months commencing w.e.f., 1st day of
, 202 to day of , 202 . The tenancy shall be renewed for
further period/s mutually agreed between parties on the terms and conditions.

5.That the Tenant will take care of his/her belongings with his/her own risk, any kind of theft
inside the premises is not the responsibility of the Owner/Landlord.
6.That the Tenant shall be responsible to attend all the minor day to day repairs such as fuse of
bulbs/ tubes, leakages/replacement of water taps etc. at his/her own cost.

7. That there is a lock in period of four months, in any case if the Tenant decides to leave the
rented premises before four months in that case, half of the security amount will be forfeited by
the Landlord.

8. That Tenant shall pay the electricity charges directly for the electricity consumed in the
rented premises as per the metre (fixed by State Electricity Dept.) in respect thereof. The Owner
shall pay all the Municipal Taxes and applicable to the property.

9. That the Tenant shall not make any alterations to the rent without the consent of the Owner.
If any alterations or repairs are required the Owner should be duly informed for the same.

10. The Tenant shall use the premises only for residential purpose and shall not use it for any
offensive or objectionable purpose, and shall not sublet under rent/lease or part the possession
to anybody without consent of the Owner.

11.That no late night parties, or any kind of get together, is not allowed in the above said
premises. If the Tenant will do the same, then he/she has to vacate the premises with immediate
effect.

12.That the Tenant shall permit the Landlord or his/her authorised agent to enter into the said
rented premises for inspection/general checking or to carry out the repair work at any
reasonable time.

13. That the Rented premises can be terminated even before the expiry of the rented period by
either party giving one month written notice from either side.

14. That the terms and conditions of this agreement as stated above shall be binding on both the
parties, the terms of this Agreement are final and irrevocable.

15. That if the Tenant is unable to pay the rent to the Landlord, than the Landlord has the right
to vacate the rented premises without any written notice.

16. That in case any dispute may arise between both the parties, in that case the case shall be
handed over to the court of Law in Dimapur, Nagaland.

17. This Agreement is not valid for any kind of loan or financial activity or guarantee for any
case.

18. The Tenant shall vacate the rented premises immediately in case any complaint is received
from neighbours that the Tenant is engaged in any illegal activity, or are creating nuisance.

19. It is hereby agreed that one month notice on either side is required for the termination of the
tenancy.
20. The Owner shall allow the Tenant peaceful possession of any enjoyment of the premises
during the continuance of tenancy provided the Tenant acts up to the terms of this agreement.

IN WITNESS WHEREOF the Owner and the Tenant respectively have hereunto set their
respective hand the day and year first hereinabove written.
