RENOVATION AND REFURBISHMENT WORKS METHODOLOGY

INTRODUCTION

The purpose of this method statement is to describe the method of carrying out works for
building renovation and refurbishment works based on the Conditions of Contract, Drawings
and Specification.

RESPONSIBILITIES

1. Project Manager Monitor and ensuring the site progress as per schedule. To manage
and coordinate for daily work inspection and testing.
2 Site Supervisor Supervise all works and ensure that all instructions and safety
procedures are strictly followed.
3 QAQC Engineer Ensure that all work on site are as per method statement and follow
project quality plan.
4 Safety Site Control and ensure all site activities comply with Safety Plan and
Supervisor requirements.
5 Surveyor Plan and coordinate setting out of site boundary and level.
6 General workers Carry out site general work with compliance with safety measures.
7 Machinery and Operate the plant and machinery with compliance with all safety
Plant Operator measures.

MATERIALS AND EQUIPMENT

1. Lorry

QUALITY ASSURANCE AND QUALITY CONTROL PROCEDURE

Proposed method of statement shall be provided to the S.O. before the execution of
work. Daily report of site progress and requesting for inspection of work done shall be
made to the S.O. for his approval.

PREPARATION

1. Ensure that all materials and equipment are to be stored in a secure unit.
2. Place hazard warning signage surrounding the affected area.
3. Barricade the area to prevent any unauthorized access to the area at all times.
4. Prepare an access for transportation of material into the building.

SEQUENCED METHODOLOGY

A. DEMOLITION WORKS
1. Prior to demolition work, prepare transferring process to the new extended building
to allow continuity of airport process.
2. Erect hoarding to the demolition area as per hoarding plan to minimize interruption
to the public.
3. Demolition work will be carried out using approved machineries, demolishing,
breaking up and removing everything above ground level site which have been
designated to be demolished or removed.
4. All spoil and debris shall be removed and disposed of at approved disposal site as
approved by the S.O. in accordance with Environmental Quality Act 1974 (Act 127)
and Regulations and shall closely follow the Standard of Procedure.
5. Protect the floor surface using approved protector sheet to prevent any damage
done to the floor. If by any means, the floor is damaged, it is the Contractor’s
responsibilities to replace them.
6. If during demolition, the Contractor's workmen uncover any cables, water or other
service pipes, work shall be stopped immediately and shall not be again started until
the matter has been reported to the S.O. who will notify the appropriate local
authority, and subsequently issue whatever directions he deemed appropriate.
7. Salvage materials from the demolition work shall be handover to the Client without
any charges, and the balance of the demolished material shall be transported away
to the dumping ground or as instructed by the S.O.
B. ARCHITECTURAL AND M&E WORKS
1. Proceed with architectural, mechanical and electrical works as per Construction
Drawings and specification.
2. Ensure that the area is fully completed in all nature required before proceeding to
the next scope of work.
3. Inspection of works for approval shall be carried out with the S.O. before proceed
with the next work.

C. OTHER WORKS
1. After completion of part (B), remove the partition between building extension and
the renovated area.
2. Carefully take down the existing glass wall partition, window, and double leaves
swing door together with their framing and ironmongeries.
3. Transport all the material away from site to the designated location as approved by
the S.O.

Note: The work sequence for the renovation and refurbishment works are done partially as
indicated in the Construction Drawing to minimize the obstruction to the daily airport operation.
However, the method of statement will remain the same.

SAFETY AND HEALTH

Special safety and precautionary measures are adopted for the safety of the personnel
and the surrounding structures. All site personnel shall comply with the HSE procedures
and regulations. Regular maintenance checking shall be conducted to all machineries
and equipment as working access at site. Safety and health measures shall be provided
to safeguard all people working at site and particular attention shall be paid to the areas
which are near to public.
