Project : PROPOSED TWO (2) STOREY RESIDENTIAL BUILDING

Location : PHASE 2, BKL 87, LOT 27, LA RESIDENCIA, BALITE, CALUMPIT, BULACAN

CONSTRUCTION SPECIFICATIONS

1.0 Clearing

1.1 Clearing: All areas within which the structure or related construction have to be accomplished
shall be completely cleared. All combustible materials from clearing operation shall be
completely burned or removed from the site of work or otherwise disposed off as directed by
the Project Manager. All materials to be burned shall be piled neatly and when in suitable
condition shall be burned completely. Piling for burning shall be done in such a manner and
location as to cause least fire risk. All burning shall be thorough that the cleared materials
can be reduced to ashes.

2.0 Structural Excavation.

2.1 Excavation shall be done up to the depth indicated in the plans or as approved by the Project
Manager.

3.0 Footing and Superstructure

3.1 Column footing, wall footing, cast-in-place foundations shall have a compressive strength of
3000 psi.

3.2 Beams and columns shall have a minimum compressive strength of 3000 psi.

4.0 Material Requirement

4.1 Cement: Concrete shall be Portland cement of a brand approved by the Project Manager
and conforming to ASTM Specification C150, Type I.

4.2 Water: Water shall be clean and free from injurious amounts of oils, acids, alkalis, salts,
organic materials, or other substances that may be deleterious to concrete or steel.

4.3 Admixtures: Admixtures shall be subject to prior approval by the Project Manager. The
admixtures shall be capable of maintaining essentially the same composition and
performance throughout the work.

4.4 Fine Aggregates: Fine aggregates shall consist of natural sand, manufactured sand, or a
combination thereof. It shall conform to ASTM C35.3.3.6

4.5 Coarse Aggregate: Coarse aggregate shall consist of washed gravel, crushed stone or
rock, or a combination thereof. It shall conform to ASTM C33.

4.6 Reinforcing Steel: Reinforcing steel shall be locally manufactured, deformed billet steel
bars conforming to Philippine National Standard (PANS 49) or ASTM 615, Grade 33.

4.7 Forms: Concrete form shall be wood, plywood, steel or other suitable materials. Form
surfaces requiring standard or special finish shall be plywood or a non-absorptive hand
pressed fiberboard or other suitable materials.
Specifications

5.0 Masonry

5.1 Concrete Hollow Blocks: Exterior and interior masonry units shall be non-load bearing units.
However, load-bearing units maybe provided in lieu of non-load bearing units. For non-load
bearing units, the required compressive strength shall be 100 psi.

6.0 Metals

6.1 Structural Steel Shapes Plates and Bars: Unless otherwise shown or specified on the
drawing, structural steel shapes plates and bars shall conform to ASTM Specification
A36/A6M.

6.2 Hot-Formed Steel Sheet and Strip: Unless otherwise shown or specified on the drawings,
hot-formed steel and strip shall conform steel sheet and strip shall conform to ASTM A570.

6.3 Bolts, Nuts, and Washer: It shall conform to Specification STM A370, with a minimum yield
point of 33,000 psi, unless otherwise shown in the drawings. Heavy hexagonal structural
bolts, heavy hexagonal nuts, and hardened washers, shall be quenched and tarpapered
medium-carbon steel bolts, nuts and washers complying with ASTM A325.

6.4 Electrodes: Electrodes for are welding shall be E60, or E70, AWS D1.1.

7.0 Carpentry and Joinery

7.1 Lumber: All number shall be in accordance with the accepted commercial standard and shall
be of the approved quality of each kind and shall be of the following species and grades as
shown in the drawings.

7.2 Fiber Cement Board


(1) Material:

Hardiflex-Lite Boards 3.50mm thick (or approved equal) for interior/exterior ceiling on
600mm x 600mm G.I. Furrings

(2) Joint Treatment Materials ASTM C 475

a. Joint Tape
Cross-fibered paper tape with nominal longitudinal stretch and high tensile
strength,

b. Setting Type Joint Compound


Factory pre-package, chemical hardening powder products formulated for
uses as indicated:

i. For use as topping and taping compounds, use formulation for each
which develops greatest bond strength and crack resistance and is
compatible with other joint compounds applied over it.

ii. For pre-filling fiber cement board joints, use formulation recommended
by board’s manufacturer for this purpose.

c. Drying-Type Joint Compound


Factory pre-packaged vinyl-based products complying with the following
requirements for formulation and intended use:
Specifications

i. Ready-Mix Formulation: Factory pre-mixed product.

ii. Taping compound formulated for embedding tape and for first coat over
fasteners and flanges of corner beads and edge rim.

iii. Topping compound formulated for second and third coats.

iv. All-purpose compound specifically formulated and manufactured for use


as both taping and finishing compound, and compatible with tape,
substrates and fasteners.

(3) Galvanized Steel Framing Component for Suspended and Furring Channel. ASTM C
754

i. Concrete Inserts
Metal dowels designed for embedment in concrete, fabricated from
corrosion-resistant materials, and the hanger rod to be screwed to
sustain without failure, a load equal to 3 times that imposed by ceiling
construction.

ii. Hanger Rods


6.3mm dia. Mild steel, galvanized finish, threaded on both ends with nuts.

iii. Carrying Channels – G.I. Gauge # 18; 10mm x 37mm x 2.44m to 5.0m.

iv. W-Furring Channel – G.I. Gauge # 26; 18mm x 45mm x 2.44m to 5.0m.

v. Wall Angle – G.I. Gauge # 22; 25mm x 25mm x 2.44m to 5.9m.

(4) Miscellaneous Materials and Accessories

i. Fastening for Metal: Fiber Cement Board Screws


ii. Blind Rivets or Plastic Dowels; ASTM C 1002, Self-taping screw.

7.3 Fasteners: Fasteners shall be of the type and size best suited for the purpose as shown in the
drawing. Fasteners shall be zinc coated regular commercial size as indicated and shall conform
to ASTM Specification A307.

8.0 Doors

8.1 Wooden doors shall be hollow core flush doors for interior doors and Solid Doors for exterior
doors.
8.2 PVC Doors shall be as specified or as approved by the Project Manager
8.3 Aluminum-framed Doors shall be of powder coated white.

9.0 Windows

9.1 3/8” and ¼” Glass on Aluminum Framing or uPVC Framing shall be used as specified.

10.0 Hardware
10.1 Locksets, Hinges and Handles shall be as specified or as approved by the Project
Manager
Specifications

11.0 Roofing
11.1 Roofing shall be Longspan Corr.Roofing

12.0 Flooring
12.1 Flooring shall be in Ceramic Tiles or as specified in the plans or as approved by the
Project Manager.

13.0 Ceiling
13.1 9mm thick Gypsum Board or 4.5mm thick or 3.5mm thick Hardiflex on Metal Framing
shall be used.

14.0 Painting
14.1 Boysen, Davies or any approved equal shall be used for painting.

15.0 Electrical
15.1 Refer to electrical plans

16.1 Refer to plumbing plans
