Undertaking from applicant that he does not own more than 1 house in his own name. If he
owns more than 2 houses commercial rate will be applicable.
Income Documents of parents

 For Salaried persons


1. Latest 3 months salary slips
2. Last 6 months salary account statements
3. Employers certificate
4. Form 16
5. Last 2 years ITR (if Income is Taxable)

 Documents for Businessman / self employed


1. Last 2 years ITR
2. Last 2 years BS & P&L statements along with computation of income. Audited
financial statements will be required for individual borrowers having credit
limit of Rs 10 Lakhs and above. For service industries & manufacturing
industry if turnover is more than 25 Lakhs and 1 Cr respectively Audited
statements will be required. Financial statements must also to be signed by
borrower
3. Last 12 months business bank account statement
4. Tax Paid challan/26AS
5. Business proof –
a. Proprietor - shop Act / Grampanchayat certificate
b. Partnership firm - Registered partnership deed, PAN card
c. Directors of company – Memorandum and Articles of
association
 For Agriculturist - Those who do not file income Tax returns, income
certificate issued by Tahsildar, 8A & all 7/12 extract along with supporting
income proofs.

Other documents
1. Registered agreement for purchase of property between seller and buyer
(Applicant)
2. Receipts for payments already made to seller
3. Search & Title report from panel advocate
4. Copy of Sanction plan/ Approved building plan
5. Copy of sanction for construction from competent authority
6. NA Permission.
7. Paid receipts of latest maintenance, water tax, municipal tax and any such taxes

8. NOC from builder and NOC from society (if society is formed) for mortgage
and non encumbrance certificate.
9. In case of open plot owners society NOC for mortgage of Plot and construction

10. Valuation Report from our panel valuator in case of Resale property/take -over
proposals
11. Structural stability certificate in case of property is more than 10 years old
12. Detailed Estimate from the architect/Engineer in case of construction of house
on open plot
13. Sale deed/partition deed/Gift deed/ Lease deed/Allotment deed of plot
14. Partnership agreement of builder, Development agreement in favor of builder
15. Power of attorney given by landlord in favor of developer, Property extract such
as 7/12 extract
16. Extract of property register card of city survey (Akhiv Patrika)

Checklist of Documents for Housing Loan (Takeover)

In case of takeover of Housing loan

Step I

1. KYC, Income documents, property papers are to be verified as per checklist mentioned on page 1.

2. Sanction letter, Bank Account Statement from the date of loan, List of documents deposited with bank,
Balance.

3. Confidential Report stating loan account is standard and current O/s Balance

Step II
Search & Valuation Report are to obtained from applicant only after, being convinced about income eligibility,
deduction norms & property papers of applicant (such as NA Order, sanction letter for construction,
commencement letter, approved plan, completion certificate etc.)

Note: All photocopies must be attested by the Branch Manager/Officials otherwise the proposal
will be returned to the branch for compliance. Covering letter & application form in prescribed
format must be attached with the proposal.
