5 TENANCY PERIOD
5.1 Term of Tenancy : Twelve (12) Months

5.3 End Date : 05 August 2023

6 PAYMENT OF RENT
6.1 Monthly Rent : $400
(Payable on the 6th Day of Every Month)
6.2 Security Deposit : $400
(Such deposit shall be refundable at the end of the term less deductions
for damages caused by the Tenant.)
6.3 Not to be utilized as set off : This deposit shall not be utilized as set-off for any rent due
and payable during the currency of this Agreement.

7 TENANT’S RESPONSIBILITIES
7.1 To pay the rent punctually every month.
7.2 To use the said premise for private residence only.
7.3 Not to become a nuisance or annoyance to adjoining occupiers.
7.4 Not to use the said premises for any unlawful or immoral purposes.
7.5 To keep the interior of the premises in good & tenantable condition.
7.6 Not to assign or sublet the said premises without the consent of the Landlord.
7.7 To ensure all the occupants of the said premises comply with all applicable laws for entering & staying in Singapore.
7.8 The stamp duty of this agreement shall be borne by the Tenant and be paid on the date of signing the Agreement.
7.9 To permit the Landlord or its representatives to bring interested parties to view the said premises for the purpose of letting or
selling.

8 MUTUAL AGREEMENT
8.1 Both Tenant & Landlord can give ONE (01) month notice for termination of Tenancy after a minimum occupation period of
SIX (06) months. In this case, the deposit shall be refundable less deduction for damages caused by the Tenant, if any.
8.2 In case of non-payment of rental (the sum having first been demanded) or a breach of the agreement by the Tenant, the Landlord
may re-enter and take possession of the said premises. The Landlord shall terminate the Agreement & forfeit the Security
Deposit.
8.3 The Landlord has to declare to the HDB branch office before the commencement date.
8.4 All service fee paid are non-refundable.
8.5 In the event the landlord/tenant were to terminate the lease before the lease expiry, the landlord/tenant shall compensate the
other party an amount that is equivalent to ONE (one) month rental.
8.6 The rental includes WIFI, water and electricity bill. Aircon usage is at night only from 8pm to 6am daily.

9 REMARKS
- No Cooking, No Visitor, No Smoking, No Drinking in the premises
- No charging of electric scooter in the house
- Cooking instant noodle only – do clean up after use
