Reference is made to the Traffic Impact Study TIS-2201-014 for ADNOC Petrol Station on plot
2640140 in Muhaisanah and to the cost share payment of 1,590,020 AED for the plot. We
would like to inform you that the study is approved subject to the following:
The development layout is approved as per the latest attached signed conceptual access
layout.
The TIS approval for the subject plot is the conceptual access approval limited only to
access points of the plot, consultant/developer have to obtain all the necessary
approvals/NOC's associated with the proposed development/building from the concerned
authorities in line with Dubai standards and guidelines.
The development has been approved for the following land uses only:
Gas Station: 12 Fuel positions
Fast Food Restaurant: 170 sqm of GFA
The associated two-way trip generation during peak hours is:
AM Peak: 251 trips; LT Peak: 285 trips; and PM Peak: 318 trips
The developer is fully responsible to carry out all the works at his expense including all the
direct accesses, internal roads and the proposed changes in the surrounding
infrastructure, prior to the opening of the development.
Final design approval through E-NOC system shall be obtained prior to construction, all
geometric aspects shall comply with RTA standards. NOC's from all concerned authorities
shall be obtained prior to start of construction activity.
RTA reserves all the right to modify the access proposal in case of any road project, traffic
