4.4.1 Brief of Project


Project brief is crucial stage where document outlining for what is to occur in the project. This
process is particularly useful when a deliverable plan will result in a decision to proceed or not
with the proposed project. A project brief is a guide for the entire design and construction
process. It will describe exactly what the designer, architect, and contractor needs to do to exceed
expectations and to keep the project on track with goals and budget.
It’s used to evaluate the effectiveness of a design during the creation process and later during
construction. The more concise a design brief in the early stages of design, the more effective
problem-solving process will be. A project brief is vital to any design project. It starts as a great
summarization of goal that Terra Development want to achieve, and after that, it will keep
changing in light of new information and discoveries. This is to be expected and is actually a
natural part of the iterative and evolving design process.

4.4.2 Design Concept and Schematic Design


The purpose of schematic design is to translate the project program into physical drawings of
space. In schematic design, the project team determines the areas, physical requirements and
relationships of all the required building spaces and components, then confirms or revises the
total building square footage and the total project budget, as well as the project schedule and
occupancy dates.
During this stage, the use of building information modelling is required. Massing diagrams or 2-
dimension symbols representing generic elements may represent a built-in asset, with some
essential elements defined in greater detail. The project information model can also include
drawings, reports and other organized information relating directly to the built asset and its
buildings, floors, spaces, zones, systems and components. It also can help facilitate employer
assessments and consultations with user panels, champions, and other stakeholder’s 3D
walkthrough from the software.
4.4.3 Design Development
In this phase, the design professional team advances the design significantly. The main goal of
this phase is to define and develop the important aspects of the project. The main requirement for
the proposed residential development is TNB Station, Residential Sewerage Treatment Plant and
Water Tank.
All the design and system for building development will be discuss and design by consultant
team and contractor team with the consent from client. After all the building, facilities and
element be determine, moving forward to the next stage.
The exterior, interior layouts, room sizes, and materials are more fully designed. The engineers
will further develop the HVAC, plumbing, and electrical systems.
The deliverable in this phase is a much more detailed set of drawings than the schematic a
specification book, which can be thought of as the written instructions for the drawings. The
specification book will specify the materials that have been selected, and provide things like
installation instructions, quality control requirements, and other technical information. An
updated cost estimate is usually produced as well.

4.4.4 Specialist Design and Detailed Drawing

By the end of the detailed design process, the design should be dimensionally correct and co-
ordinated, describing all the main components of the building and how they fit together.
Technical aspects of the design may require further development, design by specialists may not
yet have been fully incorporated into the design and it will not have been packaged for tender.
