RENTAL AGREEMENT

THIS DEED OF RENTAL AGREEMENT is entered into at Chennai on this the 27 th day
of June 2010.
BETWEEN
Mr.K.Parasuraman, son of P.K.Kanniappan, Hindu aged 62 Years, residing at New # 43
Old # 60, Gopal Street, Perambur, Vyasarpadi Post, Chennai - 600 039 hereinafter
called the ‘Owner of the property’ or ‘The Lessor’, which term shall wherever the
context permits, shall mean and include his heirs, legal representatives, executors,
administrators and assigns:

Mr.C.Sadaiappan, Hindu aged about 47 years, residing at No. 2, Arimalam, Chetti


Oorana Veedhi, Puthukottai District, Tamilnadu hereafter called the TENANTS or The
Lessee, which term shall wherever the context permits, shall mean and include their
heirs, legal representatives, executors, administrators and assigns:

WHEREAS the said Mr.K.Parasuraman is the owner of the premises (consisting of


Flats containing 3 rented premises at Ground Floor and 1 rented premises at First Floor
and 1 rented premises at 2 nd Floor) all bearing New # 43 Old # 60, Gopal Street,
Perambur, Vyasarpadi Post, Chennai - 600 039 which is morefully described in the
schedule hereunder is the subject matter herein in this Rental Agreement.

WHEREAS the Owner of the property and the Tenants have agreed to enter into this
Agreement for Rent in respect of the house premises at the Ground floor and morefully
described in the schedule hereunder on the terms and conditions setforth hereunder;

(1) The Rent is for a period of 11 months commencing from the 1 st day of June 2010.
(2) The Rent is renewable at the option of the parties subject to the terms and
conditions as agreed to between the parties to this Rental deed.
(3) The Tenants shall pay the owner of the property a sum of Rs._______/-
(_____________________________________________________) per month
towards rent for the said portion and the said amount has to be paid on or before
5th day of every English Calendar month.
(4) The Tenants have this day paid the owner of the property a total sum of
Rs.40,000/- (Rupees Forty Thousand only) being the Rental Advance and the
said advance amount is refundable to all the tenants or any one of the tenants on
behalf of the other tenants without interest at the time of handing over of the
premises.
(5) The Tenants shall keep the tenanted portion in a good and tenantable condition
and shall carry out minor repairs if necessary, without any way causing structural
damage or structural alterations to the tenanted portion and also the Tenants
shall if necessary replace the tube lights or other fittings during the tenancy
period with the consent in writing of the owner of the property.
(6) The tenanted premises is taken on rent only for residential purposes of the
tenants and the tenants shall not do any business in the above premises which
are legal or illegal and whether the same may obstruct the peaceful enjoyment of
the neighbors or not.
(7) To permit the owner of the property and/or his servants and agents at reasonable
hours to enter into the property to inspect the condition or leave notice of all
defects to be repaired.
(8) At all times during the said term to use and occupy the demised property as a
private dwelling house for themselves, and not to keep any paying guests and
not to carry on or permit to be carried on any offensive or prohibited trade or
business in the said premises.

(9) The tenancy will be terminable at the option of either of the parties by giving 30
days notice and in case the house is vacated without any notice by the tenant,
then Rs.10,000/- will be deducted from the advance paid by the tenant and will
be held by the owner of the property in lieu of vacating the premises without
notice.
(10) At the expiry of the agreement, the tenant shall hand over the vacant possession
of the premises to the owner of the property and/or his authorised person, and/or
to his legal heirs with all the fittings and fixtures like Tube Lights, Fans, etc., in
perfect working order.
(11) The Tenants shall not carry out any structural additions or alterations to the
premises, fittings or fixtures without the written consent of the owner of the
property.
(12) That the owner of the property shall pay all taxes, rates, license fees, ground rent
and chores of whatsoever character assessed and imposed by or payable to
lawful authority in respect of the premises in discussion.
(13) That the owner of the property would clear any previous outstanding electricity
and water bills (before this rental is effective) and the tenants will not be liable to
pay the same.
(14) The tenants shall pay the electricity consumption charges for the portion under its
occupation as per the separate meter reading without fail and shall not keep any
arrears on that account.
(15) The tenants shall not assign or part with his leasehold estate or interest in the
said premises neither created under these presents nor sublet the same or any
part thereof to any person or persons.
(16) The owner of the property is at liberty to enter the tenanted portion at reasonable
times for inspection of the premises.
(17) If the Tenants fail to pay the monthly rents within the stipulated time for a
continuous period of more than 3 months or commits a breach of any of the
conditions of this agreement, the owner of the property shall determine the rent
and re-enter the premises and take possession thereof.
(18) If during the tenure of the agreement vacating the premises or if the Tenants are
evicted from the premises and if any structural alterations is seen or if any loss to
the building or to the fitting is found that loss would be compensated by
deducting equal amounts from the security deposit already paid. Only the
balance amount if any available would be returned back by the owner of the
property to the tenants.
(19) The tenants shall bear all the expenses including the association charges,
maintenance charges, repairs charges like motor, tube lights, etc.
(20) The present agreement applies to all the above said tenants and if any one of the
tenant causes the default or acts against the present agreement, the same would
apply to all the tenants and they all agree the present agreement.

Perambur, Vyasarpadi Post, Chennai - 600 039.

IN WITNESS WHEREOF THE PARTIES HERETO have signed this deed of rental

agreement on the day of month and year above written in the presence of :
