BY
Mrs.R. KRISHNAVENI (Voter Id: XCX2901478 ), aged about 82 years, wife of
Ramalaingam Naicker, residing at No.B-102, 10th Floor, TNHB Residential
Officers Quarters (also known as Estate Road), Thirumangalam, Anna Nagar
West Extension, Chennai 600040, hereinafter referred to as the SETTLOR
which expression, unless it be contrary to the context and meaning thereof
shall mean and include her heirs, legal representatives, administrators,
successors, nominees and permitted assigns.

TO AND IN FAVOUR OF

Mr.R.ANBAZHAGAN, (PAN: BIQPA2652H, Aadhaar Card No. 3533 9410


5514), aged about 46 years, son of Ramalaingam Naicker, residing at
No.148, Kutty Gounder Street, Rathinapuri, Coimbatore North, Coimbatore,
Tamil Nadu- 641027 hereinafter referred to as the SETTLEE, which
expression, unless it be contrary to the context and meaning thereof shall
mean and include his heirs, legal representatives, administrators,
successors, nominees and permitted assigns.

WHEREAS Mrs.R.Krishnaveni, the SETTLOR herein is the absolute owner


of properties described in the Schedule hereunder having got the same vide

SRO: Sriperumbudur, executed by her by husband

WHEREAS Patta bearing Nos.343 has been issued in the name of Settlor’s
husband Ramalingam for S.Nos.44/1, 44/3, 46/3, 48/1 and 52/1 and
Patta No. 382 has been issued in the name of the SETTLOR for
S.Nos.134/4, 139, 140/1, 142/2, 142/3, 143, 146/4, 85/2, 91/1 and 91/2
for the schedule mentioned properties.

WHEREAS thus the SETTLOR herein has absolute right, title and interest
over the schedule mentioned property and is in possession and enjoyment of
the same till date.
WHEREAS the SETTOR being owner of properties described in SHEDULE
hereunder intends to settle the same to his son the SETTLEE herein.

AND WHEREAS the SETTLOR herein has executed this deed as follows:

NOW THIS DEED OF ABSOLUTE SETTLEMENT WITNESSETH that

1. In pursuance of the aforesaid recitals and in consideration of natural


love and affection the SETTLOR bears towards her son namely the
SETTLEE herein, the SETTLOR doth hereby settle, grant and transfer all
that piece and parcel of properties described in SCHEDULE hereunder, to
the SETTLEE with absolute right, title and interest over the same with right
of alienation, whatsoever etc., free from all encumbrance without any claim
from the SETTLOR or any other person claiming through the SETTLOR, to
HAVE AND HOLD by the SETTLEE absolutely forever.

2. The SETTLOR covenants with the SETTLEE that:

a. The Schedule mentioned properties are SETTLOR’s absolute


property.

b. The properties described in Schedule hereunder are free from all
encumbrances, charges, lien, mortgage, litigation, attachment,
maintenance, lispendents, testamentary disposition etc.

c. Except the SETTLLOR no other person is having any right, title,


or interests whatsoever on the schedule mentioned properties.

d. Schedule mentioned properties are not subject matter of any


prior Will or Trust or Agreement.

e. The SETTLLOR has paid all the rates, taxes, and other out
goings in respect of the Schedule mentioned properties.

f. The SETTLOR in sound mind and voluntarily, at her own wish


has executed this Deed in the presence of witnesses mentioned
here under.

3. The SETTLOR has this day delivered vacant possession of the Schedule
mentioned properties to the SETTLEE herein, and put the him in physical
possession thereof.

4. The SETTLEE is, henceforth be competent to have right and title over the
Schedule properties, without any let or hindrances, eviction or
interruptions, claims, or demands, or any kinds of encumbrances, by or
from the SETTLOR, or anyone claiming from whom the SETTLOR derived his
title.

5. The SETTLOR has delivered all the original documents, revenue records
to the SETTLEE herein.

6. The SETTLEE is entitled to transfer all records in Revenue department,


TNEB and local body authorities for the Schedule mentioned properties in
his name.

7. This deed is executed by SETTLOR in her residence and the same is
presented and registered in the office of the Sub Registrar at
Sunguvarchattram by her special power Agent cum daughter
Miss.R.TAMILSELVI. (Special Power of Attorney dated 15 th October 2022,
Doc.No. 8313/2022, registered in the office of the Sub Registrar,
Villivakkam).

All that piece and parcel of vacant lands situated in Umaiyal Paranacherry
Village, Kundrathur Taluk, Kancheepuram District comprised in Survey

SETTLOR’S Value of the Property hereby Settled is Rs.25,00,000/-

IMPRESSION IN THIS DEED ON THE DAY, MONTH AND YEAR FIRST
