Extra Judicial Settlement of Estate With Waiver of Rights and Absolute Sale
THAT the deceased left no debts and/or obligations whatsoever at the time of his demise and that
as we are the only heirs we adjudicate and inherit these parcels of land above described pursuant
to Section 1 Rules 74 of Rules of Court subject to Sec. 41 to 74 Rules of Court of the
Philippines;
THAT this property is not covered by Land Reform Act not tenanted and that this instrument
shall be registered under Act No. 3344/496.
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and
being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land
described above, in equal shares.
FURTHER, FOR AND IN CONSIDERATION of the sum of ONE MILLION AND FIVE
HUNDRED THOUSAND (PHP1,500,000.00), Philippine Currency, we do hereby SELL,
TRANSFER, CONVEY and DELIVER, by way of ABSOLUTE SALE, unto said Spouses
Jan Jared C. Estrada married to May G. Estrada, their heirs assigns and successors in
interest the property above described with all the improvements existing thereon; That we hereby
warrant our valid title to and peaceful possession of the property herein sold and conveyed and
further declares that the same is free and clear of all liens and encumbrances of any kind
whatsoever.
