Abstract

A system for the construction of residential dwellings, garages and sheds form pre cast concrete wall panels and special pre-cast concrete footings has been disclosed. Conventional roof trusses (1) fix to a steel top plate (3) that is fixed to special steel brackets (7) that in turn fix to precast concrete wall panels. For two storey dwellings a steel shelf angle (13) that is fixed to precast concrete wall panels supports conventional suspended floor framing. For single storey dwellings special precast concrete footings (6) are attached to and support the precast concrete wall panels (4). A typical concrete slab on grade is constructed inside the wall panels and connected to the precast concrete wall panels via threaded reinforcement starter bars (9). (1)ROOF TRUSSES (2)TRIPLE GRIP. Description

I DESCRIPTION A SYSTEM FOR PRECAST CONCRETE CONSTRUCTION FOR RESIDENTIAL BUILDINGS INCLUDING SINGLE DETACHED DWELLINGS, ATTACHED DWELLINGS, SHEDS AND GARAGES The following statement is a full description of this invention, including the best method of performing it known to me: 2 A SYSTEM FOR PRECAST CONCRETE CONSTRUCTION FOR RESIDENTIAL BUILDINGS INCLUDING SINGLE DETACHED DWELLINGS, ATTACHED DWELLINGS, SHEDS AND GARAGES [0001] This invention relates to a system for the construction, in precast concrete, of residential buildings including single detached dwellings, attached dwellings, sheds and garages. The system is suitable for single, double and split level dwellings. It includes pre cast concrete footings, special connections for the precast units that fix the different building elements together and special techniques for the installation of the precast units. [0002] There is no standard precast concrete system for typical house construction at present. There are standardised systems for house construction in a number of other materials, for example, full brick, brick veneer, lightweight clad, autoclaved panels etc. This invention seeks to add another standard system, being in precast construction, as an alternative building method for typical house construction. [0003] To assist with understanding the invention reference will now be made to the accompanying drawings which illustrate the invention; [0004] In the drawings: [0005] Figure 1 shows a typical section through a roof, wall and footing arrangement for a single storey or split level dwelling. [0006] Figure 2 shows a typical section through a roof , wall, first floor, ground floor and footing arrangement for a two storey dwelling. [0007] Figure 3 shows the details of a special pre-cast concrete footing for single storey construction. [0008] Figure 4 shows details of various special brackets for the connection of the precast elements in the pre-cast concrete structure. [0009] Referring to Fig. 1 it can be seen that the roof truss (1) is fixed to a steel section top plate (3) with "Tek" screws via a proprietary "triple grip" connector (2). This steel section top plate (3) is then fixed with "Tek" screws to special bracket (7). The special bracket (7) is fixed to the precast concrete wall panel (4) via a bolt to a ferrule (8) cast into the precast concrete wall panel (4). [0010] Again referring to Fig. 1 it can be seen that the precast concrete wall panel (4) is fixed to the special precast concrete footing (6) via special bracket BF1 (11). Special bracket BF1 (11) is fixed to the precast wall panel (4) via a bolt to a ferrule (8) cast into the precast concrete wall panel (4). Special bracket BF1 (11) is also fixed to the special precast footing (6) via masonry anchors. [0011] Again referring to Fig. 1 a typical waffle pod concrete slab (10) is cast on grade and connected to the precast concrete wall panel (4) via threaded reinforcement starter bars (9) to cast in ferrule (8). A drainage channel (5) is also formed into the waffle pod concrete slab (10).
3 [0012] Referring to Fig. 2 it can be seen that the roof truss (1) is fixed to a steel section top plate (3) with "Tek" screws via a proprietary "triple grip" connector (2). This steel section top plate (3) is then fixed with "Tek" screws to special bracket (7). The special bracket (7) is fixed to the precast concrete wall panel (4) via a bolt to a ferrule (8) cast into the precast concrete wall panel (4). [0013] Again referring to Fig. 2 it can be seen that the first floor timber framing beams and joists (16) are supported on a steel shelf angle (13) bolted to cast in ferrule(s) (8). [0014] Again referring to Fig. 2 it can be seen the precast concrete wall panel (4) is supported on a typical cast in-situ concrete strip footing (17). The precast concrete wall panel (4) is fixed to the typical cast in-situ concrete strip footing (17) via dowels (15) that are grout filled after the precast concrete wall panel (4) is erected. [0015] Again referring to Fig. 2 a typical waffle pod concrete slab (10) is cast on grade and connected to the precast concrete wall panel (4) via threaded reinforcement starter bars (9) to cast in ferrule (8). A drainage channel (5) is also formed into the waffle pod concrete slab (10). [0016] Referring to Fig. 3 it details a special precast concrete footing (6). The special precast concrete footing (6) has a lifting anchor (19) cast in for handling and placement. Also brace ferrules (18) are cast in for the purpose of connecting temporary props (not shown) required for the erection and temporary support of precast wall panels (4). The special precast concrete footing (6) has reinforcement (20) cast in for strengthening purposes. [0017] Referring to Fig. 4 this shows various steel brackets used for precast connection as detailed in figures 1 and 2. [0018] Again referring to Fig. 4 the BF1 footing bracket (21) is used as shown in Fig. 1 to connect the special precast concrete footing (6) to the precast concrete wall panel (4). BF1 has a slotted hole (25) to provide adjustment for a bolt that fixes to a cast-in ferrule (8) in the precast concrete wall panel (4). BF1 has holes (26) for masonry anchors that fix to the special precast concrete footing (6). [0019] Again referring to Fig. 4 the PB 1 intermediate panel bracket (22) is used as shown in Fig. 1. and Fig. 2 to connect the RHS steel top plate (3) to the precast concrete wall panel (4). PB 1 has a hole (28) to fix the bracket to the precast concrete wall panel (4). PB 1 has holes for Tek screws (27) that fix the PB 1 bracket to the RHS steel top plate (3). [0020] Again referring to Fig. 4 the PB2 panel to panel bracket is used as shown in Fig. 1. and Fig. 2 to connect the RHS steel top plate (3) to the precast concrete wall panel (4) and to connect to an adjacent precast concrete wall panel in the same plane. PB2 has two oversize holes (29) that use proprietary fixings that allow adjustment to connect to the precast concrete wall panels (4). PB2 has holes for Tek screws (27) that fix the PB2 bracket to the RHS steel top plate (3). [0021] Again referring to Fig. 4 the PB3 corner panel bracket is used as shown in Fig. 1. and Fig. 2 to connect the RHS steel top plate (3) to the precast concrete wall panel (4) and to 4 connect to an adjacent precast concrete wall panel orientated at an angel. PB3 has two oversize holes (29) that use proprietary fixings that allow adjustment to connect to the precast concrete wall panels (4). PB3 has holes for Tek screws (27) that fix the PB3 bracket to the RHS steel top plate (3).

Claims (5)

1. Conventional roof trusses are connected to precast concrete wall panels with steel top plates.
2. The steel top plates are fixed to the precast concrete wall panels via special steel brackets.
3. For two storey construction the first floor beams and joists are supported on steel shelf angles bolted to the precast concrete wall panels.
4. For single storey construction the precast concrete wall panels are supported on and fixed to special precast concrete footings via a special steel bracket.
5. For two storey construction precast concrete wall panels are supported on cast in-situ concrete footings connected via dowels grouted after wall panel installation.
