SUBJECT: METHOD STATEMENT FOR TESTING & COMMISSIONING OF

VARIABLE AIR HANDLING UNIT (VAV)

1. Scope of Work

1.0 Scope of Work

1.1 Purpose

The Purpose of this Method Statement is to define the work procedure for
testing & commissioning of Variable Air Volume (VAV) system with Air
Handling Unit (AHU)

1.2 Working Location

1.2.1 T1E Right Basement 2.

1.3 Responsibilities

1.3.1 Engineer in-charge is responsible for ensuring the Testing and


commissioning for the Variable Air volume is carried out as per
method statement and in a safe manner.

1.3.2 Check that the works are carried out according to the technical and
engineering specifications

1.3.3 To test together with the Mechanical T & C team to ensure the testing
are in line with Mechanical requirements.

1.4 Work Standard

1.4.1 Singapore Standards CP 553: 2009 Code of practice for mechanical


ventilation and air-conditioning in building.
1.4.2 Singapore Standards CP 5: 1998 Code of practice for Electrical
Services.
1.4.3 According to CAG Requirement and specification.

1.5 Test Instruments / Tools required

1.5.1 The following test instrumentation & tools will be required to


undertake the equipment testing & commissioning detailed with in this
procedure.

 Thermometer
 Vane Anemometer

1.6 Preparation

Carry out the following Pre-Commissioning Visual Inspection Checklist prior


to actual Testing & Commissioning of the Variable Air Volume (VAV) -:

1.6.1 Ensure the VAV controller and motorized damper actuator is mounted
with wiring completed.

1.6.2 Ensure the VAV controllers is downloaded with the completed


program in order to function independently during the testing.

1.6.3 Ensure the determined reading value is entered on the label of the
VAV box and downloaded into the VAV controller.

1.6.4 To check the AHU LMCP wiring termination is correct and tested.

1.7 Work Procedures

A) Visual Inspection

1.7.1 Before attempting to set up automatic controls it should be ascertained


that the following requirements are satisfied and checked.

1.7.2 Ensure the VAV’s are correct Model No., Serial No.

1.7.3 Ensure the VAV’s are the correct model and box number to be fixed
according to the updated floor plan.

1.7.4 All ducting connections shall be completed.

1.7.5 Ensure VAV is mounted securely.

B. Electrical Check

1.7.6 Ensure that the correct supply voltage is available to operate a VAV
(24 Volts AC) and that the correct polarity is adhered to when
connected.

1.7.7 Ensure that wiring of the local thermostat for the VAV is terminated
correctly and tested.

1.7.8 Ensure that all electrical connections are tight and the wiring is
secured.

1.7.9 Ensure all BMS wire connection is terminated and tested at the DDC
Panel and field devices.

C. Control Function Check

1.7.10 Power up the local control panel (LMCP) of respective AHU.

1.7.11 Establish the man-machine interface communication between DDC


and laptop.

1.7.12 Ensure associated AHU is operating and status is ON (AHU-T1-R-B2-


01).

1.7.13 Carry out the air balancing based on the design air flow rate required.

a) Open Damper to 100%

b) Adjust Fan to low speed, 20% of VAV box design air flow.

c) Measure the airflow in CMH by handheld sensor. Compare


reading from computer.

d) The Airflow reading must tally with handheld sensor reading in


all speed.

1.7.14 Damper Actuator Functional Test

a) From laptop simulate manual damper open & close control at a


speed of fan, 20% of VAV box design airflow. The actuator
start to open and close.

b) Repeat step ‘a’ for a speed of fan, 100% of VAV box design
airflow.

1.7.15 Adjust temperature set point to a value and notice the VAV boxes
modulate to reach the set point under PI control. Record the
temperature, flow and damper position at stable state. Also record the
temperatures, static pressures and fan speed of the AHU.

1.8 Safety Aspect

1.8.1 Pay attention when working at height, look out for any person passing
or working below.

1.8.2 Always use hand gloves, when handling materials.

1.8.3 Always use personal protective equipment (PPE) for personal safety
and protection. (Safety helmet, safety shoes and Safety belt / Safety
Harness).

1.9 Housekeeping

1.9.1 Ensure the work place will be kept clean and tidy
1.9.2 Daily housekeeping and disposal of waste will be carried out.
