    (which is to be read and construed as an essential part of this Agreement)

    SPECIFICATIONS
    BRIEF SPECIFICATION OF THE BUILDING

    “DOUBLE STOREY TERRACE HOUSES”

    1. STRUCTURE
    Reinforced concrete foundation, beam, column and floor.

    2. WALLS AND PARTITIONS


    All external & internal wall, to be clay brick, cement brick and/or light weight concrete block with cement
    plastering on both side, Composite Industrialised Building System (IBS) materials wall or a combination of
    multiple systems.

    3. ROOFING / CEILING
    Colour bond metal roofing sheet. 'UAC' and/or Gypsum Board Ceiling to all roof eaves and 1st Floor, internal
    rooms, and reinforced concrete soffit to all other area.

    4. WINDOWS
    Windows to be Aluminium Frame c/w glazing; all toilets windows c/w obscured glazing.

    5. DOORS
    a. Main entrance door / Corner unit Side Door : Aluminium Glass Sliding door
    b. All other rooms & store room : Plywood flush door
    c. Toilets : Waterproof Plywood flush door or PVC door

    6. FLOOR FINISHES
    a. Living & Dining : Cement render
    b. All Bedrooms : Cement render
    c. Kitchen & Toilet / Bathrooms : Non-slip ceramic tiles
    d. Car porch : Cement render

    7. WALL FINISHES
    a. Kitchen & Toilet / Bathroom : 5’-0” Height ceramic tiles to internal walls

    8. BATH ROOM / TOILET


    To be installed with quality modern sanitary amenities.

    9. KITCHEN
    To be installed with one single-bowl Aluminium sink with one water tap.

    10. PAINTING
    All interior wall surfaces to be painted with emulsion paint. All exterior wall to be painted with weather-
    resistant paint.

    11. SANITARY AND PLUMBING


    All sanitary and plumbing installation to Public Works Department's standard.

    12. ELECTRICAL
    All electrical wiring to be concealed with conduits to S.E.S.B standard.

    13. WATER TANK


    1 No of 200 gallons water tank (non-corrosive) type to each housing lot.

    14. OTHERS
    All items mentioned above are subject to variation, modifications and substitutions as imposed by
    the relevant Authorities.
