1) That the lessor is owner/landlord of Flat No.401, Block No.

B-02,
Foruth Floor, area 1340 sq.ft. situated at A.T. Classic,
Vidhansabha, Main Road, Khamardih, Shankar Nagar,
Raipur (CG), hereinafter called as "Demised Premises") of which
it has agreed to let the hole \flat, to the lessee, against monthly rent
of Rs.16,000/- (In words Fourteen thousand only) (including
maintenance) payable to the lessor on or before the 5th day of each
month. The lessee agrees to take the aforesaid demised premises
on lease at the aforesaid rate of rent. The said monthly rent shall be
subjected to be paid in two months advance, in which both the
parties are agreed.
2) SECURITY DEPSOIT:- The lessee Have Deposited to lessor a
Security Deposit equivalent to 2 months rental i.e. Rs.28,000/-
(Rupees Twenty eight thousand only), that shall be retained by
Lessor as security for the payment by lessee of the rents, damages
and all other payments herein agreed to be paid by the lessee, and
for the faithful performance by Lessee of the terms, provisions,
covenants and conditions of this lease. The said deposit shall be
returned to the LESSEE on expiry of term or sooner termination of
this Deed, without any interest thereof.
3) That the security deposit shall not be adjusted form any dues or
running month's rent by the lessee at any time or in between of
rental period.
4) That the lease is to commence with effect from 1 st day of July
2020 and the duration of the lease shall be eleven months form the
date of its commencement i.e. expire on 31.05.2021.
5) It is agreed by and between the parties hereto that after completion of every
11 months periods, if both the parties willing to continue the tenancy, the
lessor will increase the current monthly rental by 7% (seven percent) for
further tenure of 11 months.
6) That the lessee shall be responsible for keeping the leased premises in good
shape. It shall keep all the fixtures, electric fittings, and water connection in
good running condition. However, the lessor reserves for itself the right to
inspect the premises at all reasonable time and shall have the premises white
washed and affect the substantial repairs.
7) That the lessee shall not to do or suffer to be done in or upon the demised
premises or other parts of the said building in common with other persons
anything whatsoever, which may be or become a nuisance or annoyance to
or in any way interfere with the quiet or comfort of the neighbors or other
persons and occupiers of the said building and not to obstruct or suffer or
suffer to be obstructed the hall, entrances, doorways, passages, stair cases or
lifts.
8) That the lessee shall also not to place or keep or permit to be placed or kept
on the demised premises any offensive, dangerous or highly inflammable or
explosive material or any other article or things which may constitute a
danger, nuisance or annoyance to the demised or surrounding premises or
the owners or occupiers thereof.
9) That, the lessee shall use the premises exclusively for the Residential
purpose only and shall not sub/let the premises without the written
permission of the lessor.
10) That, the lessee shall pay the electricity bills/charges in respect with.
That the leased premises to the lessor in addition to the monthly rent shall
deposit directly to CSEB department and submit it's copy of bill to landlord
every month. the.
11) That the lessee shall deliver the peaceful vacant possession of the
premises to the lessor at the termination of the period of lease. If the lessee
or lessor intending to vacate the premises at an earlier date, such party shall
give 2 months advance notice to the other party, of its intention to vacate the
premises at the expiry of the period mentioned in the notice.
12) To immediate handover the peaceful possession of the demised
premises at the end or the sooner determination of the said term together
with all the lessor's fixtures and fittings in as good condition as received,
with fair wear & tear.
13) The lessor shall have an option of terminating this lease agreement by
giving 2 (two) months advance notice (without being required to give any
reason for the same) to the lessee. However, this option can be exercised
only after the expiry of Lock in period i.e. 33 months. Lease can be
terminated within lock-in-period with the mutual consent of both the parties.
In case if the lessee terminate, the lease herein created prior to the
completion of the lock in period without any mutual written consent of both
the parties, then the lessee shall be liable for payment to the lessor, i.e. the
monthly rental for the balance period of unexpired lock-in-period.
14) The lessee shall be entitled to erect fittings, fixtures, wooden
partitions, cabins or make any such temporary addition nor deletion as may
be necessary for its use by the lessee, with a prior permission from the
lessor,. Provided that the lessee shall remove the said fittings, fixtures,
wooden partitions, cabins, temporary additions or alterations and restore the
demised premises to the lessor on the expiry of the term or sooner
determination of the lease in the same ere. Condition as existed before
making such changes.
15) The lessee shall make sure for the maintenance and safety of the said
demised premises, if any damages or losses in the demised premises causes
due to direct or indirect involvement of any member or by himself or
whatsoever it may be, shall be under the responsibility of the lessee only and
they shall pay for the damges whatsoever.

IN WITNESSESS WHEREOF, the lessor and the lessee have set their
hands and signed this deed on the day and year first above written in the presence
of witnesses.
