Deed of Absolute Sale
In favor of:
WITNESSETH:
That the VENDOR is the absolute owner of a portion of a parcel of land, Lot No.
2941-G which is a portion of Lot No. 2941 covered by Transfer Certificate of Title No.
4151, situated in Dumaguete City, Negros Oriental, Philippines, with all the
improvements found thereon. That the FIRST PARTY’S ownership is by virtue of an
Extrajudicial Settlement of Estate otherwise known as Doc. No. ___; Page No. ___;
Book No. ____; Series of ____ of the notarial register of Notary Public Atty.
___________ in Dumaguete City, which parcel of land is more particularly described as
follows:
That for and in consideration of the sum of ONE HUNDRED FIFTY THOUSAND
PESOS (Php150,000.00), in Philippine Currency, receipt in full of which is hereby
acknowledged, the VENDOR by these presents hereby SELL, CEDE, TRANSFER, and
CONVEY, free from all liens and encumbrances whatsoever, unto the VENDEE, his
heirs and assigns a portion of the above-described parcel of land equivalent to ONE
HUNDRED FIFTY (150) SQUARE METERS, more or less, together with the
improvements standing thereon;
That the parties have entered this agreement freely, voluntarily and by their own
free will and that they fully understand all the legal consequences of this particular deed
of conveyance;
That written notices hereof have been served to the adjoining lot owners
pursuant to the provisions of Articles 1620 to 1623 of the New Civil Code of the
Philippines and that they are not interested to exercise their right of pre-emption.
