    KNOW ALL MEN BY THESE PRESENTS:

    That I, ______________________ of legal age, single / married to

    hereinafter referred to as the DONOR, and ____________________________, likewise
    of legal age, single / married to _________________________________ with postal
    address at ____________________ hereinafter called the DONEE;

    WITNESSETH:

    That the DONOR is the legal owner of a parcel of land with Transfer Certificate
    of Title No. T-000000 and particularly described as follows:

    Lots: 00-F, Psd-000000 & Lot 000000, Cad 000, Cagayan Cadastre. Situated in
    Barangay Upper Carmen, Cagayan de Oro City, Island of Mindanao. Bounded on
    the SE., 1-2 by Lot 0, Block 0, Pcs-000000; SW., 2-3-4 by Road Lot 0, , Pcs-000000;
    NW., 4-5 by Lot 10, Pcs-000000; NE., 5-1 by Lot 1, Block 2, 000000. Beginning
    from a point marked “1” on plan being N. 11 deg. 59’ E., 2902.57 M. from MBM #5,
    Cad 237, Cagayan Cadastre, THENCE: 1-2 S. 38 deg. 32’ W., 10.80 m.; 2-3 N. 51
    deg. 27’ W., 23.29 m.; 3-4 N. 26 deg. 11’ E., 3.35 m.; 4-5 N. 78 deg. 47’ E., 9.85 m.; 5-
    1 S. 51 deg. 26’ E., 17.65 m. Containing an area of TWO HUNDRED THIRTY
    FOUR (234) SQ.M. more or less.)

    That the DONEE is a close friend and neighbour of the DONOR, who has for
    several years demonstrated goodwill towards the latter;

    That FOR AND IN CONSIDERATION of the DONEE'S trust, devotion and


    affection shown to the DONOR, and as an act of gratitude and liberality on his part, the
    DONOR hereby voluntarily GIVES, TRANSFERS, and CONVEYS by way of donation,
    unto the said DONEE, his heirs and assigns, the above described property, together with
    all the improvements found thereon, free from all liens and encumbrances;

    That the DONOR affirms that this donation is not made with intent to deceive his
    creditors, and that he has reserved for himself sufficient funds and property;

    That the DONEE hereby accepts and receives this donation made in his favour by
    the DONOR, and hereby manifests his gratefulness for the latter's generosity.

    IN WITNESS WHEREOF, both the DONOR & DONEE have hereunder


    subscribed their names this July __,2019 at Cagayan de Oro City, Philippines.

    IN WITNESS WHEREOF, we have hereunto affixed our hands this 30 th day of
