The second phase of a substantial new industrial park in south Cheshire is underway to meet the demand for space from the manufacturing and logistics sectors.
Phase One of Cheshire Green Industrial Park, on the Nantwich Road in Wardle, Nantwich, is now all virtually sold at the 100-acre site which has created around 300 jobs.
Development plots ranging in size from one acre up to six acres have been sold to developers and owner occupiers who have built units from circa 10,000 sq ft to 60,000 sq ft which have been occupied by businesses involved in the light industrial, general industrial, and warehousing, storage and distribution industries.
The success of Phase One which comprised 50 acres has led to the completion of an estate road and infrastructure works which has brought forward a further 50 acres for Phase Two at Cheshire Green Industrial Park which is being jointly marketed by property consultancies Fisher German and Legat Owen.
This latest phase of work will create access to further development land over the 100-acre site with plots ranging in size from two acres up to 22 acres which will allow design and build packages for bespoke units from 10,000 sq ft up to 400,000 sq ft.
David Newman, Partner at Fisher German, said the success of Phase One was reflected in the go-ahead for Phase Two.
“We divided Phase One into plots from two to 20 acres and it is nearly sold out which highlights the demand from the industrial sector in Cheshire and the surrounding areas as a location for manufacturing and logistics businesses,” he said.
“A new infrastructure road has now been completed which links Phase One and Phase Two and creates another 50 acres for industrial development. These enabling works were completed by contractors Jones Bros, who worked on Phase One as well.
“This means the estate road will go the whole way through Phase Two and will give occupiers full access to all the drainage, infrastructure and energy services that they will need from their units.
“It is fantastic news that this work has been completed and follows on from the success of Phase One where the flexible industrial units are now nearly all let.”
Phillip Posnett, from Haughton Estate, said that the success in the scheme is continuing to gain momentum.
“There is a wide range of businesses that have been attracted to Cheshire Green Industrial Park, from a medical manufacturing facility to a cleaning products manufacturer,” he said.
“We always planned to create a second phase and due to the success of the first phase, we have been able to bring forward the additional 50 acres of development ahead of schedule.
“The site has been transformed from a muddy field into a modern, high-quality industrial park within easy reach of good transport links via the A51 and M6 to Crewe, Chester, Manchester and Warrington.
“We are already speaking to potential occupiers and developers so we are hoping Phase Two will be just as popular.”
Phase One of Cheshire Green Industrial Park received funding from the Cheshire and Warrington Local Enterprise Partnership while Phase Two has received support from the Evergreen Growth Fund.
