250 City Road is a residential-led scheme under construction in the borough of Islington, London, designed by Foster + Partners and developed by Berkeley. It was given planning permission in 2014 by London Mayor Boris Johnson after being rejected by Islington Council.

Phase one started in 2015. Upon completion, the development will have two towers of 46 and 32 storeys, 930 apartments and a 190 room hotel.

Background

In 2011, developer Berkeley acquired the 1.9 hectare 250 City Road site, which has been a business park since the 1980s. The site came with planning permission, granted in 2010, for a new development designed by BUJ Architects. The proposal included a 27 storey tower, 700 homes, offices as well as retail and restaurant space. However, Berkeley started work on new plans in collaboration with architect firm DSDHA.

In 2012, architects Foster + Partners took over the design for the new scheme. In 2013, Berkeley applied for planning permission for the development but it was rejected by Islington Council. In December 2013, London Mayor Boris Johnson reviewed the decision and gave the development approval in April 2014.

City Road or The City Road is a road that runs through inner north and central London. The northwestern extremity of the road is at Angel where it forms a continuation of Pentonville Road. Pentonville Road itself is the modern name for London's first bypass, the New Road from Paddington to Islington, which was constructed in 1756. The City Road was built in 1761 as a continuation of that route to the City of London.

The City Road runs roughly south-east and downhill, until it passes Moorfields Eye Hospital, when it bears closer to south, and has a junction with Old Street at a large roundabout. After Old Street, it continues south, continuing past Bunhill Fields, Wesley's Chapel and the Honourable Artillery Company, then in quick succession turns into Finsbury Square, Finsbury Pavement, then Moorgate, the latter beginning at the border with the City of London.

The part of the road north of Old Street is on the London Inner Ring Road and as such forms part of the boundary of the London congestion charge zone. The ringroad continues east along Old Street. Most of the road is in the London Borough of Islington, although the stretch from Wharf Road down to the Old Street roundabout is the border between Islington and Hackney, so the two sides are in different boroughs.
